Essential Job Functions:
- Inspect buildings and other structures to determine functional systems and detect malfunctions and repair needs
- Monitor, repair, and maintain heating, ventilation, and air conditioning equipment
- Monitor building automation system, adjust set points, and troubleshoot deficiencies and alarms
- Perform minor plumbing maintenance, including replacement or repair of leaks in drains, faucets, unclogging of drains, replacing drain hoses, water heater maintenance, etc.
- Adhere to strict safety standards, including lockout/tag out, ladder safety, fall protection, hot work, etc.
- Record readings as necessary to assure proper operation of equipment·Responsible for reporting all problems and malfunctions of equipment
- Perform preventive maintenance on all building systems and coordinate contracted preventive maintenance services
- Monitor and maintain condition of building design and structure by performing minor painting of interior walls, carpentry and masonry work, maintenance of flooring, ceilings, doors, security systems, furniture, lighting, etc.
- Monitor and maintain building exterior design and structure to include, windows, sidewalks, landscaping, etc.
- Provide support as necessary to on-site contractors and vendors, to include the café, fitness center, security, and housekeeping
- Assist contractors and vendors with major repairs and maintenance of building and its equipment
- Continually look for cost reduction and efficiency opportunities for improvements in building operating systems, utilities and equipment
- Maintain the corporate office building to an overall clean and safe workplace
- Demonstrate regular attendance and timeliness in reporting to work, meetings and completing assignments
Other Job Functions:
- Maintain all facility, maintenance, and storage locations within the corporate office building in a clean and safe condition
- Actively coordinate activities with other facility and security employees
- Participate with the facility management team to create, monitor and manage the annual operating budget
- Participate and assist in all routine facility activities and duties
- Other duties as designated by the facility management staff
- Maintain appropriate facility and equipment spare parts in inventory on site
Qualifications/Education/Experience/Skills:
- High school diploma or state equivalent required
- One year experience in electrical, HVAC/refrigeration trade or related field preferred
- Plumbing, mechanical and electrical hands-on skills preferred, but not required
- Ability to analyze and service operating equipment at the site
- Strong hands-on HVAC troubleshooting and O&M skills preferred, but not required
- Strong tenant relations skills with ability to effectively communicate with all employees up to and including executives
- Strong Microsoft Office Suite skillset, including Excel, Outlook, PowerPoint, Word, etc.
Special Demands:
- Ability to be available for on-call availability 50% of the time
- Must be able to lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds
- Skilled in use of tools and machinery common to trade and craft
- Frequent standing, walking, bending throughout day
- Frequent climbing of ladders or crawl spaces
