The Maintenance Technician III is responsible for maintaining the Camp-Resort’s facilities HVAC, structures, and utilities; keeping them operable and in top condition. This will start as a seasonal, full-time or part-time position, but can transition into a Regular, full-time permanent position for the right candidate and reports to the Facilities Manager.
The Maintenance Technician III is an advanced skill level position in the Maintenance Tech position classification. This class is distinguished from the lower category of Maintenance Technician I & II because no supervision is required of this individual. Also, this Technician is capable of leading daily directives when the Manager/Supervisor is not present.
- Under minimal to no supervision, leads and participates in a wide variety of advanced skilled HVAC journey-level duties for preventative and corrective maintenance in installing, modification, design, maintenance, and repair of mechanical equipment and facilities.
- General Duties
- MUST BE CERTIFIED IN HVAC EQUIPMENT AND ABLE TO TROUBLESHOOT, PURCHASE FREON, AND RECHARGE UNITS, ETC.
- Monitor and maintain the condition of the Camp-Resort’s property, facilities, and equipment
- Respond to maintenance requests promptly as requested
- Assist in planning and executing projects from start to finish
- Troubleshoot and perform a variety of semi-skilled duties in the areas of:
- Inspection of buildings, equipment, and systems to identify any issues
- Repairing faulty equipment units and damaged structures
- Assist with the development and implementation of preventative maintenance procedures
- Supervision of heating and plumbing systems to guarantee functionality
- Conducting periodic quality checks on equipment and systems to ensure everything is up to standard
- Performing general maintenance tasks including landscaping, painting, and carpentry
- Administrative Duties
- Regularly update Facilities Manager on the status of repairs, preventative maintenance, and other projects
- Maintains the necessary service records on mechanical and structural systems
- Ensure all standard operating procedures are followed for park operation, employee relations, timekeeping, and safety. Including ensuring all daily, weekly, and monthly documentation is being completed
- Assist in the training and development of team members; leading by example and motivating when necessary
- Other Essential Duties
- Comply with local, state, and federal safety regulations and procedures
- Participate in other projects and activities as assigned
- 7+ years of consistent and professional work experience in a variety of trades
- Current Certificate in HVAC, building maintenance technology, or relevant field is required
- Advanced understanding of general maintenance procedures and techniques
- Computer proficient
- Excellent communication, customer service, and problem-solving skills
- Strong attention to detail, speed, and accuracy
- Ability to multi-task and work in a fast-paced environment
- Strong work ethic and a positive attitude
- Required to work nights, weekends, and holidays
- Work with minimal supervision
- Valid driver’s license
- Able to lift up to 80 lbs
- Must be able to remain in a stationary position
- Regularly move throughout the park
- Continuously climb, balance, stoop, kneel, bend, crouch, and crawl
- Able to manipulate fingers, hands, and arms to reach, carry, lift, etc.
- Constant exposure to outside weather conditions
