POSITION SUMMARY:
Each Maintenance Technician II contributes to the efficient operation of the facility by performing a variety of high-level maintenance functions including: electrical, heating/cooling, plumbing, electronics, generator and all Life Safety Systems. ESSENTIAL FUNCTIONS:
- Installs and repairs floor tile, covering, base boards, ceiling tile drywall and PVC wall coverings.
- Performs preventative maintenance on VRF heating and cooling Systems.
- Performs preventative maintenance on Magic Pack Heating and A/C systems.
- Performs preventative maintenance on water cooled GEO thermal heating and cooling systems.
- Operates automated building control and makes corrections as required.
- Performs preventative maintenance on kitchen and laundry equipment.
- Maintains daily Electronic Work Order System “Worx Hub”
- Removes snow from walks driveways and parking areas using snow removal equipment.
- Provides “on-call” duties as scheduled by supervisor. Duties include:
- Answering all emergency calls to communications operator
- Performing daily equipment checks
- Providing emergency repairs as needed

COMMUNICATION:
Must be able to speak, read, write, and understand the English language including instructions and labels. Sufficient fluency to be able to understand and follow written and verbal instructions, provide instruction to others, read and understand labels, read warning signs and/or labels, instructions, policies, procedures or other similar documentation, hold a conversation, participate in meetings, prepare legible, accurate and thorough documentation as required by the job and interact with coworkers and managers effectively. Ability to recognize and interpret non-verbal cues. Ability to respond calmly and clearly to emergencies, heavy workloads and changes in priorities.
PHYSICAL REQUIREMENTS:
Ability to gain access to the work area and then safely perform the duties of the job while utilizing standard and specialized equipment, including but not limited to the equipment described below. Physical stamina with the ability to perform duties while moving about the work area for the entire shift with few opportunities to sit down and with little or no break between tasks. Strength and stamina sufficient to frequently and continuously lift, push, pull, reach, squat, kneel, bend, carry, twist, pinch, grasp, climb stairs and ladders while carrying supplies, assume and maintain awkward positions while performing duties (such as working to repair an item that is over, under or behind furniture or moving equipment and supplies from place to place) and manipulating various supplies and equipment. Frequent periods of intense activity. Vision within normal limits (with or without correction). Must have unrestricted lift/push/pull ability and pass a 75 - pound physical exam demonstrating strength and agility prior to employment and from time to time thereafter at Tabitha’s discretion.
OTHER SKILLS:
- Knowledge of the concepts, techniques, and principles used in the maintenance of buildings and complex mechanicals systems.
- Working knowledge of basic carpentry, plumbing, mechanics, controls, electrical systems, electronics, refrigeration, heating systems, and sanitation.
- Knowledge of the safety characteristics of mechanical systems.
- Knowledge of building codes, rules and regulation regarding the operation of plant equipment.
- Knowledge of HVAC, plumbing and electrical systems.
- Knowledge of OSHA and other safety requirements.
- Adjusts to new methods, techniques, and equipment.
EQUIPMENT USAGE:
- Frequent use of standard and specialized equipment including but not limited to power tools, multi meters, door controllers, phone and data, laptop, tablet, skid loader, HVAC equipment, power washers, powered augers, life safety systems, camera systems, pipe tools and fittings.
- Occasional use of snow blower, lawn mower, skid steer and transportation vehicles.
AGE REQUIREMENT:
- At least age 18.
EDUCATION:
- High school diploma or equivalent required. Associate’s Degree or Technical/Vocational Degree preferred.
- Coursework/technical training in engineering systems preferred.
EXPERIENCE:
- At least 3 years of maintenance service with experience in electrical, plumbing, mechanical, electronics, or heating and ventilating systems, or four years as an accomplished Maintenance Facilities Tech I
- Electrical, plumbing and carpentry preferred.
- Two years direct healthcare experience preferred.
- Knowledge of the concepts, techniques, and principles used in the maintenance of buildings and complex mechanicals systems.
- Ability to operate a variety of equipment such as hand tools, computers (preferred), diagnostic and testing equipment.
LICENSURE:
- High school diploma or equivalent required
- Valid Nebraska Driver’s license (unless otherwise allowed by law) and a good driving record required.
- Must possess auto insurance at or above Nebraska statutory requirements.
