Nature of Work: The Maintenance Technician, under the direction of the Property Manager, is responsible for the overall and day-to-day maintenance of the residential rental community. The Maintenance Technician’s most important responsibilities are to insure a safe and aesthetically pleasing environment for residents, and see that all aspects of the property are in good repair and operating properly.
Duties/Responsibilities
- Provide professional customer service to the community's residents and staff.
- Prepare vacant units so they are ready for occupancy including refurbishing and painting as directed by the Property Manager.
- Maintain accurate and up-to-date records on preventative maintenance, repairs, work orders, refurbishing, annual inspections and inventories.
- Monitor and maintain all building systems as assigned.
- Conduct regular and thorough property safety inspections to insure property is in compliance with all local, City, State, Federal and Company guidelines.
- Perform general maintenance and repair on all areas of the property, including but not limited to custodial functions, lawn care, landscaping, snow removal, construction, plumbing, appliance repair and electrical work. “General maintenance and repair” is considered to be any work that is within the skill level and reasonable fitness level of the Maintenance Technician.
- Complete any minor repairs to units or grounds within 24 hours after receiving a maintenance work order. “Minor repairs” are considered any repair that is within the skill level and reasonable fitness level of the Maintenance Technician. If completion is delayed due to unavailability of parts, follow-up to insure work order is completed.
- Assist Property Manager in preparing for internal and external “inspections” and follow up on all recommended changes.
- Schedule and complete the “Preventative Maintenance Program” with the assistance of the Property Manager.
- Communicate regularly with the Property Manager regarding any unusual occurrences and/or damage that has taken place, and the general condition of the Property.
- Communicate with residents, vendors, contractors and fellow employees in a professional, courteous manner.
- Coordinate special projects as directed by the Property Manager.

Pay: $18.00 - $22.00 per hour
Expected hours: 16 – 24 per week
