Maintenance Technician

POSITION SUMMARY: Perform routine maintenance tasks to maintain patient rooms, resident’s apartments, and retirement community.

WORK SCHEDULE: Rotating Days Off. Various Shift Hours Special projects or assignments may require overtime. All overtime must be at the direction of Supervisor.

QUALIFICATIONS, KNOWLEDGE AND SKILL REQUIRED: (Minimum education and experience needed to perform the job adequately.)

GENERAL REQUIREMENTS: Professional demeanor and appearance must be maintained in all communications. Must display tact, courtesy and patience with residents and maintain a professional demeanor in interactions with co-workers, supervisors and others. Must possess strict honesty and integrity, and be even tempered and display good work habits. Maintain strict confidentiality of personnel and business matters. Must be able to speak, read and write in English and understand instructions given in English. Be able to work independently or under limited supervision to complete tasks promptly and efficiently within assigned schedule.

EDUCATION AND EXPERIENCE: Required: Basic knowledge in the use of tools and power equipment. A high school diploma or equivalent. Preferred 6 months or longer work experience in a similar position in a retirement community, nursing home or residential apartment complex.

EQUIPMENT AND COMPUTER OPERATIONS: General power equipment and tools will be used in performing the essential functions of the job. General training will be provided to familiarize incumbent with all equipment and chemicals used in accordance with material safety directives to ensure safety during use.

INTERNAL CONTROL: Within the scope of position duties, responsible for seeing that operations are effective and efficient, assets are safeguarded, and applicable laws, regulations, policies and procedures are complied with. This position will handle confidential information and must treat such with appropriate sensitivity.

CERTIFICATES, LICENSES AND REGISTRATIONS REQUIRED/PREFERRED: Must be certified in pool operations. Ongoing safety training, training and seminars pertinent to the Environmental Services department tasks are highly recommended along with Extended Care in-services regarding environment of working with and around the elderly.

PHYSICAL/ENVIRONMENTAL DEMANDS: Work is performed in a climate controlled setting with slight-to-extensive exposure to the elements in travel between work locations/buildings, on foot or in motor vehicle, and in cleaning balconies and patios. There is a possibility of exposure to communicable disease. Personal protective equipment (PPE) will be provided and training regarding the use of PPE will be given to minimize exposure. Must be able to perform 7 to 8 hours of daily sustained physical activity consisting of walking, standing, stooping, bending, kneeling, squatting, reaching, twisting, stretching, pushing, pulling, and lifting up to 20 lbs. Be able to push a cart weighing 40 lbs between buildings and assignments (indoor and outdoor).

ATTIRE/DRESS CODE: Designated uniform must be worn and must be kept in good condition. Name tags must be worn at all times. See employee handbook for specific guidelines. It is the intention of The Village at Incarnate
Word to ensure that the employee possesses a professional and neat appearance at all times while on duty. Comfortable, slip-resistant safe shoes must be worn. All Maintenance techs must utilize personal protective equipment (PPE) as provided by The Village at Incarnate Word, such as the required use of gloves and goggles when handling specific hazardous substances.

RANGE OF PAY: Based upon experience.

ESSENTIAL DUTIES & RESPONSIBILITIES: (Duties occupying a major portion of job time/importance)

1. Maintains and repairs the utility systems.

2. Repairs electrical wiring and controls.

3. Maintains and repairs heating and cooling systems.

4. Maintains and repairs plumbing systems.

5. Assists in the maintenance of the surrounding grounds.

6. Performs periodic inspections on equipment.

7. Keeps equipment operating efficiently and safely, this includes all whirlpool equipment in Extended Care and all equipment in Dietary and Laundry Departments.

8. Reports all unsafe conditions to the Director.

9. Cleans ventilation systems filters.

10. Replaces light bulbs.

11. Picks up deliveries supplies and equipment from various vendors and repair shops.

12. Repairs and paints walls and ceilings.

13. Helps with fire drills and emergencies.

14. Follows preventive maintenance schedule faithfully.

15. Obtains assigned work orders and completes in a timely manner.

16. Must adhere to the Resident Relations policy regarding private employment, solicitation, socialization and gifts/tips and all The Village at Incarnate Word policies as outlined in the Employee Standards Manual.

17. Other duties as assigned by the Supervisor or Environmental Services Director.

18. Troubleshoot cable and phone problems

19. Move furniture in community when scheduled.
Set-up events and activities for residents and employees.
