POSITION SUMMARY
Assists the Director of Plant Operations in maintaining all grounds, buildings, apartment homes, and equipment.
ESSENTIAL DUTIES AND RESPONSIBILITIES

- Under the direction of the Director, performs routine maintenance & painting duties to complete all service requests for repair and maintenance of all grounds, buildings, apartment homes, and equipment in a timely and cost-efficient manner.
- Assists in the execution of preventative maintenance program.
- Performs wallboard preparation, spackle, priming and painting throughout community with particular attention to detail for quality work.
- Communicates with Director for needed technical advice, product information, research and quality assurance guidance.
- Performs paint work in a safe manner using drop cloths, wet paint signs and utmost care of resident’s and community property.
- Advises Director of the overall condition of the equipment and furnishings of the community.
- Assists with Fire Safety and Disaster Preparedness Evacuation procedures.
- Interacts with residents and staff in a courteous and friendly manner.
- Other duties as assigned by Supervisor.

Educational Requirements and Experience:
- High School Diploma or Equivalent.
- Must have basic technical knowledge and mechanical ability to perform routine maintenance and repair on mechanical and electrical equipment and possess a basic knowledge of construction principles.

- Language Ability:
- Ability to communicate effectively speaking the primary language of the residents.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence.
- Cognitive Demands:
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
- Computer Skills:
- Basic computer skills required.

- Continuous exposure to residents who are ill, confused, irritable and irrational.
