MAINTENANCE/SERVICE TECH Apartments
Full time Tue-Sat 7:30-4:30
From $18.50/HR depending on experience and skills
This position is at Orchard Cove apartment, a well-kept 312-unit community in Roy. We are looking for someone who is a team player, who can plan, schedule and control expenditures to obtain services at a set budget and enjoys good communication with management. This position is responsible for maintenance and repairs of the units and buildings. In addition, and where applicable, this position can be responsible for maintenance and care of the pool/spa, some sprinkler systems check, trash pick-up on Saturdays and preventative maintenance.
Basic Job description
- Receives a written work order or verbal instructions from supervisor, or management daily and follows through on all requests submitted.
- Communicates daily with management on work orders, daily routines, questions, and concerns.
- The goal is to address residents service requests within 24- hours and focusing on completing all the work orders and turn-overs in a timely manner.
- Submits recommendations for unscheduled major maintenance repairs.
- Replace worn or damaged parts on any appliance or replace the appliance when necessary.
- Trash out, move some furniture and unload supplies as needed.
- Keep all storage and work areas organized, cleaned and filled with supplies.
- Keep all large help tools clean, functional, and available such as golf cart etc.
- Replace furnace filters inside the units quarterly. 2nd person required.
- Snow removal
- Assist in building and apartment inspections.
- Minor computer and paperwork are required.
- Assist Grounds Technicians when short staffed.
Legal:
- Replaces locks and assists management on eviction lockouts and inventories.
- To understand legal considerations as they relate to repairs, changes, requests, malfunctions, or improvements.
- Correct communication with prospects and residents.
Additional:
- Ability to read and write English.
- Ability to drive a golf cart.
- Ability to lift heavy loads up to 50 lbs., reach 2 –3 feet overhead and climb a 12’ ladder.
Company Policy & Procedures:
- Ensure that all company policies are being followed.
- Agree to comply with all safety instructions and Fair Housing laws.
- Reports incidents or accidents to both supervisor and community manager.
- Ensure timely completion of paperwork and computer logins to payroll etc.
- Adhere to strict key control policy.
- Aware of emergency procedures and plan of action if earthquakes etc. occur.
- No smoking is allowed inside any Triton office. Smoking is permitted only outside the building 25 feet away from the entrances.
