Supervisor: Maintenance Supervisor
Job Role: through minimal supervision ensures that the property remains in operating form by performing tasks that vary from day-to-day based on what is in need of attention, but can frequently include repairs, aesthetic work or tending to the facilities mechanicals.
Essential Job Functions:
- Keeping a property operating and repairing any problems when they are discovered before further damage can occur.
- Performing routine maintenance around the properties such as fixing structural damage, for example, window, door, or drywall repair.
- Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures.
- Working on damaged electrical wiring when a shortage or severed wire occurs.
- Maintaining the property HVAC equipment to keep climate control in the homes functioning properly.
- Applying preventative measures to the property to reduce the risk of future problems.
- Fixing potential safety hazards to avoid injuries.
Education and Experience:
- Must comply with Occupational Safety and Health Administration (OSHA) safety standards.
- 3 or more years of experience.
- Training programs are available which allow those interested in this position to join.
Knowledge, Skills, and Abilities:
- Perform a diverse mix of both hard and soft skills, particularly manual labor skills.
- Plumbing knowledge to address leaks, clogs or other drainage problems.
- Electrical wiring capabilities to manage problems with the building’s electricity.
- Customer service skills are very important as you must be friendly and respect our residents and vendors.
- Not afraid to ask for help when needed, we would rather you ask for help than cause more damage or hurt someone or yourself.
- Ability to learn our inventory and scheduling software.
- Carpentry ability to handle basic repairs around the building.
- Good communication skills to interact with employees or residents of the building in a pleasant manner.
- Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked.
- Physical stamina to handle a full shift of being active and working on the building.
- Proactivity and the ability to work independently with supervision.
- Knowledge of health and safety standards and the ability to handle chemicals safely.
- Excellent time management skills, ability to multitask and maintain schedule while responding to incidents.
Environment and Physical Demands
- Regularly lift up to 50 pounds.
- Occasionally lift 100 pounds.
- May need to climb a ladder to reach certain areas of a home and the exterior of the home.
- Occasionally deal with toxic chemicals, moving parts, electrical shock risks, fumes, and severe hot and cold weather.
- Occasionally need to interact with blood or bodily fluids, explosives, extreme hot and cold (unrelated to the weather).
- Must be willing to be on call every 3rdweek from Monday to the following Monday.
