The Maintenance Supervisor manages our entire maintenance program, at a local Military Base, including routine, urgent and emergency service order repairs. In addition, you will be responsible for our preventative maintenance program. The ideal candidate will supervise a small team of maintenance workers, perform maintenance duties, and manage subcontractors.
Specific duties will include:
- Prepare maintenance schedules in line with the organization's maintenance goals and monitoring PM compliance.
- Preform maintenance on electrical, mechanical and HVAC equipment.
- Inspect the quality of work performed by technicians.
- Communicate policies, procedures, and any updates to maintenance staff.
- Check that every single job is executed on time, on budget, and without compromising building users' safety.
- Work closely with vendors, outsourced service providers, and contractors to protect the interests of the facility.
- Maintain materials and spare parts inventory.
- Recommend upgrades, overhauls, and other changes to major systems and equipment.
- Actively discuss staff-related challenges with senior management.
- Must be able to push, pull, lift, carry, or maneuver weights of up to thirty-five (35) pounds.
- Need to be able to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
The ideal candidate must have the following Maintenance Skills:
- Carpentry - Proper use of hand and power tools, cabinetry, door hanging to include installing hardware, hinges, drywall repair and replacement, window repair and replacement, shelving installation.
- Electrical - Able to replace outlets, switches, light fixtures, circuit breakers, photocells, ballasts, understand and use basic test equipment, knowledge of fire and security system operation.
- HVAC - Filter changes, coil cleaning, pump replacement, ability to troubleshoot using schematics and wiring diagrams, maintain a type II EPA certification, understanding of how to use pressure gauges, charge, evacuate and change out condensing units and air handlers.
- Plumbing - Basic plumbing repair on copper, pvc, cpvc, toilets, pump replacement, replacement of fixtures, valves, ability to use and electric auger or snake.
Requirements
- Bachelor's degree (highly advantageous).
- 2 years of experience as a Maintenance Supervisor (essential).
- Strong knowledge of building trades and maintenance.
City of New Orleans Engineer License
- Solid understanding of health and safety regulations and practices.
- Effective budgeting and performance management.
- Fantastic organizational and leadership skills.
- Excellent communication and interpersonal skills.
- Works well under pressure and meets tight deadlines.
- Computer literate with capability in email, MS Office, and related communication tools.
Must have a clean background with no felonies or convictions.
Must be able to pass ongoing drug and alcohol screening.

Salary range is $65,000 to $75,000 a year, depending on experience.
