Maintenance Representative Full-Time Vb

GRS Community Management has a position for an experienced Maintenance and Grounds Representative in one of our onsite luxury associations in Naples, FL

Monday-Friday Full Time 7:30-4:30 pm with some evenings and weekends required.

Duties

• Inspects and identifies equipment or machines in need of repair.
• Troubleshoot issues to determine necessary repairs.
• Performs general repairs that do not require a specialized technician. Examples may include repairing drywall, painting, doors, locks, and other building fixtures.
• Performs routine maintenance on building systems.
• Orders supplies and materials needed for repairs and maintenance.
• Inspects lighting in the Clubhouse, Gym, Exercise Rooms, Pool Deck, and Recreation Tract; replacing bulbs as needed, cleaning light lenses, and ballast replacements.
• Caulking, prep work, and painting of the ceilings, walls, and trim of the Clubhouse, Gym, Exercise Rooms, Locker Rooms, Spa, Restaurant, Outdoor Bar, Pro Shop, and Guard House.
• Exterior Stucco Painting/and/or touch-ups of Pool Deck areas and exterior Clubhouse building.
• Painting and/or touch-ups of fencing
• Drives through the community every week to ensure the cleanliness of streets and sidewalks, notes and communicates concerns, and addresses litter issues, as needed.
• Makes general carpentry, electrical, plumbing, mechanical, and other minor repairs not requiring a permit or license.
• Pressure washes decks, sidewalks, entrances, and pool deck, as needed to maintain a pristine appearance.
• Maintains Community Entry Bulletin Board Signage, including posting and removing Meeting notices.
• Facilitates preventative maintenance schedule for HVAC Systems and other systems requiring maintenance.
• Assisting with performing Event /Social Hall setups and breakdowns.
• Other duties as assigned.

Requirements:

• Valid Driver’s License and proof of Vehicle Insurance.
• Ability to work full-time Monday through Friday 40 hours per week.
• High School Grad or Equivalency preferred.
• Ability to lift 50 lbs or more.
• Familiarity with using power tools and equipment.
• Good communication skills, attention to detail, and excellent organizational skills.
• Basic understanding of plumbing, electrical, and HVAC systems.
• Drywall repairs and Painting expertise.
• Ability to be proactive, and solution oriented.
• Excellent team player – you will be interacting with our General Manager, Property Manager, Lifestyle Director, Janitorial Supervisor, Property Management staff, our on-site Vendors, and Board of Directors.
• Flexibility to be on call for emergencies.
• Computer skills are a plus, but basic math skills are required.
• English language fluency is required; bi-lingual is a plus.
• Ability to work indoors and outdoors, walk and climb stairs and/or ladders.
