- Skilled, trained and certified in one of the competency areas of plumbing, electrical, HVAC, steam control, and related building systems and equipment.
- Certification and proven competency required in area of competency identified.
- Provides guidance to Maintenance Mechanics and assigns and schedules work.
- Interprets departmental and organizational policies and procedures for staff to ensure consistent practices.
- Picks-up and distributes work assignments and gives direction to ensure work orders are completed accurately and in a timely manner.
- Schedules, monitors and directs workflow.
- Observes and reviews work produced by staff to maintain efficiency and timely services.
- Reads and interprets blueprints, drawings, schematics and written technical documents of general machineries to locate area of trouble and complete repairs accurately.
- Performs preventive maintenance on related equipment, buildings and building systems to ensure safe and proper operations.
- Shuts down equipment prior to scheduled repairs if necessary.
- Operates and maintains building equipment and systems such as vacuum systems, control air systems, building air systems, emergency generators, electrical distribution systems, liquid pumping systems, steam, air handling systems hot/cold water systems and natural gas and fuel oil systems.
- Troubleshoots and diagnoses problems with assigned equipment, systems and buildings.
- Operates various electrical, mechanical and plumbing equipment and systems to diagnose and maintain systems.
- Maintains records and files.
- Interprets applicable regulations and establishes filing and auditing policies and procedures to ensure accuracy and compliance.
- Practices all applicable safety regulations and uses personal protective equipment as required.
- Responds to customer requests and complaints in a timely and appropriate manner; identifies and records need or problem and determines best approach to resolve situation following departmental guidelines.
- Provides training and instruction for staff; assesses training needs, prepares materials, and shares knowledge and expertise on an on-going basis.
MINIMUM QUALIFICATIONS:
- Associates Degree or two years experience along with certification in area of competency.
- Minimum of three years of experience in building maintenance OR 10 ten years of experience in one of the competency areas.
- Positions in this classification may require a valid Georgia driver's license and an insurable driving record.
- Some positions within this classification may require the ability to lift 50 pounds and to bend, stoop, and twist.
