Job Title: Maintenance Lead
Department: Asphalt Maintenance
FLSA Status: Hourly paid, Non-exempt
Bargaining Unit: Non-union; no-non bargaining unit

PURPOSE OF THE JOB
The Maintenance Lead ensures optimal maintenance of production equipment by working with the skilled maintenance crafts and the production team to troubleshoot and maintain the working order of all production and packaging machines and equipment in a safe, efficient, and environmentally compliant condition. This position also trains, coaches, and counsels others on mechanical and electrical maintenance procedures and best practices.
The Maintenance Lead is a key contributor to the continuous improvements of critical plant performance metrics in the areas of safety, productivity, cost, quality and sustainability. This role is essential to the successful operations of the Summit Roofing and Asphalt site. The Maintenance Lead is an hourly position in the Asphalt plant, reporting to the Plant Leader.
JOB RESPONSIBILITIES
Lead safety and security for an injury free work environment
  • Provide a safe and secure work environment for all employees, contractors, and visitors
  • Allocate resource requirements and investments required to achieve zero injuries, including systems, focused programs, and leadership
  • Ensure a clear and effective measurement system is followed and used to drive results; rewards and celebrates safe behavior and achievements; ensures accountability
  • Perform job tasks to reduce environmental impact and adhere to the environmental regulations and recycling procedures for waste disposal.

Lead in Operations Support
  • Responsible for installation, repair, and maintenance of plant machinery with maximum uptime.
  • Keep the Operations Leader and OMC apprised of equipment conditions so that situations of major significance can be planned for to avoid major production down time.
  • Make timely and appropriate decisions when an emergency or breakdown occurs so that production interruption is minimized.
  • Ensure that spare parts information and inventories are maintained at appropriate levels.
  • Prepare budgets relative to capital expenditures, manpower, production, and space forecasting necessary to meet customer demands. Help ensure maintenance expenses stay within budget to contribute to bottom-line results.
  • Maintain the company's assets (buildings, infrastructure, etc.) in a cost effective manner
  • Implement effective preventative and predictive maintenance programs to ensure maximum equipment availability for operation.
  • Ensure housekeeping standards are maintained
  • Monitor and control contractor activities (safe work, cost control, and housekeeping activities) and energy spending

Drive Reliability across the plant to ensure Reliable operation
  • Create a measurement system for all the processes and equipment which are prone to failure across the plant.
  • Ensure uninterrupted utility supply (electricity, water, gas, oxygen, compressed air, liquid fuels)
  • Work with engineering drawings, electrical diagrams, simple and complex sketches, related documents and verbal field instructions needed to perform assigned duties.
  • Troubleshoot, diagnose and resolve mechanical and electrical issues throughout plant.
  • Determine schedules, sequences, and assignments for work activities, based on work priority, quality of equipment, and skill of personnel.
  • Plan emergency and urgent work as required, ensuring the right material is on hand and the job can be completed safely
  • Review Maintenance Backlog to ensure plant priorities are being addressed
  • Partner with OMC to reach a consensus on preliminary weekly schedule
  • Assign 100% of available resources to safely and efficiently execute the work schedule
  • Provide effective communication within the Maintenance department as well as two-way communications with all other plant departments and ensure shift-to-shift communication.
  • Inspect mechanical and electrical work in progress to ensure correct labor utilization and evaluate training requirements
  • Hold employees accountable for quality and amount of work completed, including proper documentation (ensure crafts enter, confirm, and verify work done as reported in SAP)
  • Approve and coordinate contract mechanical installations or repairs for the site
  • Interact with vendors and suppliers to source materials and supervise repairs.
  • Meet committed downtimes and turn equipment over that functions properly.
  • Prepare maintenance reports by collecting, analyzing, and summarizing information and trends
  • Maintain technical knowledge by attending educational workshops; reviewing technical publications; establishing professional and intercompany networks

Develop a positive employee relations environment
  • Ensure a positive, creative, diverse and collaborative work environment where employees own the success of the business
  • Establish an engaged workforce characterized by mutual trust, open communications, teamwork, and recognition
  • Monitor labor activities and leverage labor relations resources as appropriate to ensure compliance with all collective bargaining agreements, company policies and/or governmental regulations

Lead and develop talent
  • Assist with the on-boarding of new employees.
  • Provide maintenance training to relevant stakeholders.
  • Instruct craftsmen in proper mechanical installation and repair techniques, as appropriate.
  • Work with Plant Leader to deliver semi-annual performance evaluations that are focused on growth and development and individual goals.
  • Create an environment where talent is developed and their full potential is realized
  • Maintain documentation, track, counsel and execute coaching and advise on corrective action when performance issues occur

Lead across the plant
  • Drive alignment between plant departments
  • Share best practices, challenge thinking and provide candid and respectful feedback; set an example for the organization of how teamwork and partnerships should work
  • Participate in the safety, quality, TPM and housekeeping programs as established within the plant; including but not limited to Focused Improvement Events, Safety Committee, etc.
  • Comply with and enforce all plant rules and safety regulations.
  • Communicate equipment problems requiring work orders and submits work orders.
  • Demonstrate flexibility to changing priorities as business needs dictate
  • Establish goals, prioritizes and organizes actions, timelines and resources.
  • Understand the needs of the customer and takes action to address those needs.
  • Act decisively and shows a strong sense of urgency to ensure follow through of established goals.
  • Identify and participate proactively in learning opportunities, and develops expertise in those areas.
  • Ensure standard operating procedures and processes are in place.
  • Perform other related duties consistent with the nature of this position, as directed by the plant leader.

JOB REQUIREMENTS
EDUCATION AND EXPERIENCE
  • High school diploma or equivalent required
  • Advanced technical certification/degree is a plus
  • Electrical license is a plus
  • A minimum of three years' experience in manufacturing leading people in a cross- functional and complex manufacturing environment
  • Experience in dealing with both union and non-union operations
  • Certified Maintenance & Reliability Professional (CMRP) preferred
  • Must be 18 years or older
  • Must be a US citizen or have the right to work in the US

KNOWLEDGE, SKILLS & ABILITIES
  • Must read, write and speak English
  • Must possess strong communication and organizational skills
  • Computer skills- the ability to utilize OC systems and the software necessary for this role
  • Must be able to operate a computer or other keyboard instrument

  • Must have knowledge of bearing assemblies, drive assemblies, pumps, valves, motors, and gear boxes
  • Must have strong internal and external customer service skills

  • Must maintain schedule flexibility
