Maintenance/Groundskeeper Employment Opportunity:
Responsible for the upkeep of grounds, amenities, building exteriors and leasing office, home/parking lots and other community buildings within a manufactured home community.
Reports to: Property Manager
Type of Position: Part-time employment opportunity - 20+ hours a week (Monday- Friday, days to be determined)
Rate: Hourly rate based on level of experience
Job Responsibilities:
Duties include but are not limited to:
· Responsible for maintenance of vacant homes and preparing for rent ready condition.
· Responsible for completing work orders and preventive maintenance.
· Monthly reading of metered utilities and ensuring they are functioning properly.
· Assists with vendors, capital improvement project, and maintenance of the park.
· Maintaining the physical condition and appearance of the property ensures excellent curb appeal at all times.
· Inspect property grounds and property equipment daily i.e., pool area/equipment, playground areas, fitness rooms, for safety and cleanliness.
· Contribute to the general upkeep and cleaning of offices, common areas.
· Must be willing to use personal vehicle to travel for business purposes.
· Will be responsible for diagnosing problems and making repairs including but not limited to the following areas: appliance installation/repair, HVAC, plumbing, electrical, carpentry, flooring (carpet/tile), interior/exterior lighting, dry wall, meters, pools/equipment, roofing (when instructed by Maintenance Supervisor/Property Manager), structural, concrete and asphalt.
· Sprinkler repairs
· Cleaning of pool and routine pool maintenance
· Empty trash, dusting, mopping and general cleaning of the leasing office each morning.
· Inspect and clean common area models, restrooms, lounges, laundry rooms, hallways, clubhouse, pool area (cleaning of ashtrays, removal of cigarette butts), BBQ areas, dumpster, and recreational areas. Will walk the property several times a day and eliminate trash/debris and any pet waste removal.
· Perform landscaping tasks: lawn care; trimming bushes and trees; blowing leaves, raking, sweeping, and picking up garbage/debris/pet waste. Maintain flowerbeds and greenbelts in common areas.
Qualifications:
· High School Diploma
· Ability to read, write and communicate in English.
· Have your own tools and vehicle with valid Driver’s License.
· Previous maintenance experience
· Knowledge of proper use of hand tools, power tools, landscaping equipment, cleaning tools and cleaning chemicals.
· Experience with appliance installation/repair, HVAC, plumbing, electrical, carpentry, flooring (carpet/tile), interior/exterior lighting, dry wall, meters, pools/equipment, roofing, structural, concrete, asphalt, and landscaping.

Pay: $15.00 - $16.00 per hour
