Description
POSITION SUMMARY:
Under the supervision of the Maintenance and Properties Manager, the incumbent will maintain YMCA facilities, equipment and property in a safe and clean manner, with equipment in proper working order to enhance the Association's membership retention efforts.
ESSENTIAL FUNCTIONS:
The incumbent must:

  • Understand the impact of facilities, grounds, and equipment on the delivery of YMCA programs and services to members.
  • Possess the skills of a handyman for the facility, performing routine maintenance and repairs on the building, grounds, and equipment such as doors, windows, pool equipment, furniture, and exercise equipment.

Under the direction of the Maintenance and Properties Manager, the incumbent will be expected to perform maintenance tasks in the following areas:
  • Change light bulbs and ballasts.
  • Carpentry.
  • Painting.
  • Custodial.
  • Room set-ups and take-downs for programs.
  • Store deliveries in their proper storage areas as they arrive.
  • Landscaping and snow removal.
  • Assist with pool operation and maintenance such as cleaning, chemicals, and its equipment.
  • Assist with maintenance, repair, and cleaning of exercise equipment.
  • Perform routine maintenance on vehicles as per weekly inspections, review driver logs, and maintain vehicle records.
  • Perform routine inspections [cleaning, condition, and safety] on the building, grounds, and its equipment.
  • Inspect facilities for safety violations, to maintain a safe environment.
  • Troubleshooting and problem solving.
  • Advise the Facilities Director of conditions which affect the safety, condition, or attractiveness of the facilities, equipment and grounds.
  • Attend required trainings.
  • Provide weekly inventory reports to ensure necessary levels of custodial, pool chemicals, and other supplies on hand.
  • Assist the Facilities Director with the outside contractors and vendors that are doing work in the building and on the grounds.

Requirements
QUALIFICATIONS:
A high school diploma or its equivalency is required.
  1. 6 months to 1 year experience in facility, maintenance, or property related field is required.
  2. Must hold current driver's license. Chauffer's license or CDL is preferred.
  3. Demonstrated intelligence and ability to learn.
  4. Competency in Microsoft Office is required.
  5. Ability to learn/use YMCA specific software within 30 days of hire is required.
  6. Significant self control.
  7. Strong social skills.
  8. Ability to be responsive to the needs and wants of participants, staff and volunteers is needed.
  9. Experience working with people from a diverse range of backgrounds is preferred.
  10. Multi-lingual ability is preferred.

WORKING CONDITIONS:
  1. Performing General Physical Activities - Performing physical activities that require considerable use of your arms and legs and moving your whole body, such as climbing, lifting, balancing, walking, stooping, and handling of materials
  2. Handling and Moving Objects - Using hands and arms in handling, installing, positioning, and moving materials, and manipulating things
  3. Repairing and Maintaining Mechanical Equipment - Servicing, repairing, adjusting, and testing machines, devices, moving parts, and equipment that operate primarily based on mechanical (not electronic) principles
  4. Work Within a Team Environment - Assist staff as needed with miscellaneous tasks, help with annual special event set up, and be a team player to impact the Association's membership retention initiatives
  5. Climbing. Ascending or descending ladders, stairs, scaffolding, ramps, poles and the like, using feet and legs and/or hands and arms. Body agility is emphasized. This factor is important if the amount and kind of climbing required exceeds that required for ordinary locomotion.
  6. Crouching. Bending the body downward and forward by bending leg and spine.
  7. Reaching. Extending hand(s) and arm(s) in any direction.
  8. Standing. Particularly for sustained periods of time.
  9. Walking. Moving about on foot to accomplish tasks, particularly for long distances or moving from one work site to another.
  10. Pushing. Using upper extremities to press against something with steady force to thrust forward, downward or outward.
  11. Pulling. Using upper extremities to exert force to draw haul or tug objects in a sustained motion.
  12. Lifting. Raising objects from a lower to a higher position or moving objects horizontally from position-to-position. This factor is important if it occurs to a considerable degree and requires substantial use of upper extremities and back muscles.
  13. Fingering. Picking, pinching, typing or otherwise working, primarily with fingers rather than with the whole hand as in handling.
  14. Grasping. Applying pressure to an object with the fingers and palm.
  15. Talking. Expressing or exchanging ideas by means of the spoken word. Those activities in which they must convey detailed or important spoken instructions to other workers accurately, loudly, or quickly.
  16. Hearing. Perceiving the nature of sounds at normal speaking levels with or without correction. Ability to receive detailed information through oral communication, and to make the discriminations in sound.
  17. Repetitive motion. Substantial movements (motions) of the wrists, hands, and/or fingers.
  18. Heavy work. Exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.
  19. The worker is required to have visual acuity to perform an activity such as: operates machines, such as lathes, drill presses, power saws, and mills where the seeing job is at or within arm's reach; performs mechanical or skilled trades tasks of a non-repetitive nature, such as carpenter, technicians, service people, plumbers, painters, mechanics, etc.

20. The worker is subject to both environmental conditions. Activities occur inside and outside.
22. The worker is subject to hazards. Includes a variety of physical conditions, such as proximity to moving mechanical parts, moving vehicles, electrical current, working on scaffolding and high places, exposure to high heat or the worker is subject to atmospheric conditions. One or more of the following conditions that affect the respiratory system of the skin: fumes, odors, dust, mists, gases, poor ventilation or exposure to chemicals.
