Maintainer I - Grounds
BARGAINING UNIT/NON-UNIT: AFSCME
ANTICIPATED START DATE: ASAP
SALARY RANGE: Unit II, Grade 9, Step 1: $1,346.24 Bi-Weekly ($35,002.24 annual)
GENERAL DESCRIPTION OF DUTIES
The primary function of this position is to perform grounds keeping or maintenance tasks as well as performing various manual tasks required for the routine maintenance of the buildings and grounds. May also be required to perform some janitorial, custodial, housekeeping and event support. May performs carpet extraction and refinishing of tile floors in classrooms, offices, lounges, bathrooms, common areas and any other assigned areas.
EXAMPLES OF ESSENTIAL FUNCTIONS:
  • Drive vehicles and equipment as needed.
  • Perform snow removal, road sanding, and manual tasks related to snow control.
  • Conduct general repairs, including minor equipment repairs.
  • Reset electrical circuits and handle non-certification-required tasks.
  • Engage in routine manual tasks for campus maintenance, repair, or beautification.
  • Assist skilled tradespeople in maintenance, repair, or construction using hand and electrical tools.
  • Handle tasks like planting, pruning, and maintenance of greenery.
  • Conduct manual labor tasks related to garage or equipment depot operations.
  • Clean, refuel, oil, or grease trucks and automobiles.
  • Sweep sidewalks, courtyards, and entryways.
  • Perform manual labor in stockrooms, storerooms, and mechanical rooms.
  • Complete daily event setups, including moving and arranging furniture and equipment.
  • Clean campus property, including offices, classrooms, corridors, and restrooms.
  • Operate floor scrubbers, power washers, orbital buffers, and similar equipment.
  • Conduct floor care duties such as mopping, vacuuming, and buffing.
  • Perform carpet extraction and tile floor refinishing.
  • Assist with daily event management, including unlocking meeting rooms, checking out furniture, and maintaining awareness of schedules.
  • Report hazardous situations and submit work requests to the appropriate authority.
  • Maintain simple records like maintenance logs or inventory counts.
  • Use the Computerized Maintenance Management System (CMMS) for work requests and recording maintenance practices.
  • Perform other related duties as assigned.

Requirements:
MINIMUM TRAINING AND EXPERIENCE*:
  • Ability to follow oral and written instructions
  • Understanding and application of laws, rules, regulations, policies, procedures, specifications, standards, and guidelines governing assigned unit activities
  • Operation of a motor vehicle and possession of a current and valid Massachusetts Class D Motor Vehicle Operator's license
  • Establishment and maintenance of harmonious working relationships with others, along with tactful interpersonal skills
  • Capability to stand or walk for prolonged periods, lift and carry heavy objects
  • Proficiency in climbing and working on ladders and scaffolds
  • Physical stamina, endurance, manual dexterity, and mechanical aptitude
  • Proficient reading, writing, and comprehension of the English language
  • Operation of tree trimming equipment and ability to climb trees

PREFERRED QUALIFICATIONS:
  • Experience in grounds maintenance and snow removal services within a higher education setting
  • Ability to operate hoisting equipment and possession of a current and valid Massachusetts Hoisting Engineer Operator's license
  • Knowledge of safety practices and procedures in building maintenance and groundskeeping work
  • Skill in the use of various motorized equipment, including snow blowers, ride-on mowers, forklifts, rototillers, etc.
  • Knowledge of materials, tools, and equipment used in building maintenance and groundskeeping work
  • Understanding of proper care and maintenance of equipment used in building maintenance and groundskeeping work
  • Demonstrated ability to schedule work effectively, maintain high-traffic areas with acceptable levels of quality, safety, and appearance
  • Implementation of the latest industry standards related to building maintenance and groundskeeping work
  • Ability to accurately receive information and make sound decisions
  • Capability to lift heavy objects, climb ladders, and work at elevated heights
  • Demonstrated commitment to diversity and/or global multiculturalism

ADDITIONAL INFORMATION:
  • This role is considered essential personnel and must be able to respond to emergency situations
  • Occasional night time and weekend required

WORKING CONDITIONS:
Maintainers stand and walk for prolonged periods of time; lift and carry heavy objects; work outdoors in all types of weather; work varied shifts, weekends, holidays or nights; are exposed to the hazard of wet, slippery floors; work under exposure to the hazards to chemicals, toxic and noxious fumes, dust, excessive heat, high noise levels, high volume traffic conditions and high voltage wires; work from ladders and scaffolds; and may be required to climb trees and operate motor vehicles.
