Summary: Shows and leases apartments to prospective residents, handles leasing application and resident retention processes, and assists Property Manager in other leasing and office tasks by performing the following duties:

 

Essential Duties and Responsibilities include the following. Other duties may be assigned by the Property Manager.

 

  • Handles emails, phone calls and visits from prospective residents, and records all required information to ascertain needs and qualifications.

  • Accompanies prospects to model or available apartment units and discusses size, layout, facilities, amenities, linkages (local shopping centers, schools, churches) and lease terms

  • Runs resident screening on OneSite, completes lease forms, provides move-in packet, collects rental deposits and completes move-in inspection report.

  • Inspects condition of vacant apartments to confirm that unit is in move-in condition.

  • Compiles listings of available rental units; markets and advertises units; assists in outreach efforts; maintains print and online media and brochures.

  • Responds to emails, phone calls and visits from current residents and assists with resident retention processes.

  • Keeps office and files organized and clean.

  • Abides and complies with all Fair Housing Rules and Regulations as well as other federal and state compliance issues.

  • Some Leasing Agents who work under the supervision of a property manager who manages more than one property may also serve in the capacity of Assistant Manager. Assistant Managers perform all of the normal functions of Leasing Agents but are also responsible for overseeing property operations in the absence of the Property Manager. Although the Assistant Manager may have some supervisory responsibilities during the time when the Property Manager is working at another site, it is the Property Manager who remains in charge regarding any personnel or operations matters of significance

  • Assists the Property Manager as instructed, including with issues of lease renewals, maintenance service requests, rental payment processing, collections, reporting processes, One-Site data input, delivery of property notices, processing of invoices, scheduling of contractors, office supply ordering and other business needs.

  • Walk for extended distances throughout the property

  • Climb stairs to enter apartment units

  • Sit/stand for extended periods

  • The employee must occasionally lift and/or move up to 10 pounds. Typical items to be lifted or moved include office supplies, marketing supplies, file storage boxes, etc.

  • While performing the duties of this job, the employee is occasionally exposed to outside weather conditions (while walking the property) and to a moderate noise level.

  • Certificates and Licenses: As requested by the property manager or required by the property or by state or federal law, the Leasing Agent may be required to have or to obtain various certificates and licenses related to the job.

  • Computer Skills: To perform this job successfully, an individual must have the ability to use Property Management software (such as One-Site), internet software, and spreadsheet and word processing software.

  • Customer Service and Interpersonal Skills: Responds promptly and professionally to residents and prospective residents, and knows how to manage difficult or emotional situations.

  • Oral and Written Communication Skills: Speaks clearly and persuasively in positive or negative situations. Writes clearly and informatively.

  • Quality and Quantity: Demonstrates accuracy and thoroughness and monitors own work to ensure quality. Completes work in a timely manner

Attendance/Punctuality: Is consistently at work and on time.
