Catalyst Property Solutions is looking for a seasoned maintenance professional who can keep our 249-unit apartment community in Fairview Heights, IL, operating efficiently.
The Lead Maintenance Tech is responsible for community maintenance: service requests, preventative maintenance, employee supervision, safety compliance, customer service, and vendor oversight.

Maintenance Management:
- Acknowledge, comply and promote safety/government regulations
- Coordinate, schedule, and respond to resident/management requests and work orders
- Embrace a preventative maintenance program
- Provide insight and direction, when required, during renovations to Catalyst staff and vendors
- Ensure proper repairs and upkeep in common areas and inside units
- Inspect grounds, buildings, and other community features daily
- Identify, minimize, communicate, and correct hazards or liability concerns
- Manage supply inventory and onsite organization
- Assist bidding process with outside vendors
- Participate in unit inspections as requested and upkeep of model units
- Responsible for essential control of community
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, etc.
- Participate as an on-call/emergency response member
Personnel Management:
- Promote teamwork, harmony, and quality job performance through support and effective leadership
- Alongside the Property Manager, train, supervise, and schedule maintenance staff for daily operations as well as long-term projects
- Inspect productivity and workmanship of maintenance staff, providing immediate feedback and training
- Communicate the performance of maintenance staff to Property Manager
Customer & Resident Relations:
- Provide and promote respectful service to residents, prospective customers, and vendors; attitude, behavior, and work practices
- Projects a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency with all residents, prospective customers, vendors, and employees
- Launch and enforce company and community policies; communicate opinion with immediate supervisor in a professional environment and manner

Qualifications:Experience Requirements:
- Minimum 5 years of experience as Lead Maintenance Technician for at least 100 apartment units or hotel rooms
Education and Certificates Required:
- High School Diploma (or equivalent) required
- Must be able to read, write, and communicate in English
- Must be able to complete typical mathematical functions, especially related to construction
- Must have required EPA HVAC certifications and other licenses as required by law
- Must maintain current vehicle liability insurance and a current valid driver's license issued by the state in which you reside with your current address. Note: The Company assumes no liability for any damages to an employee's vehicle while used for company business

- Ability to identify area of need, know the solution and make repair
- Ability to successfully manage multiple tasks, prioritize and schedule according to workloads
- Display and provide strong work ethic, organization and communication skills
Must have good diagnostic skills and be able to perform maintenance repair work on the following:
- Appliances
- HVAC Systems
- Electrical Systems
- Plumbing Systems (including water lines)
- Carpentry
- Painting/Wallpapering/Sheetrock
- Pool Systems
- Roofing
- Pest Control (as required)
