Lead Engineer
Full-Time
Job Summary:
As the Lead Engineer, you will help oversee and coordinate maintenance department activities under the direction of the Director and/or Assistant Director of Engineering.
Basic skill in operation of power plant equipment, boilers, chillers, pumps, steam, hot water, compressed air, controls, medical gases, alarms, lighting, and emergency power systems, plant maintenance methods, techniques, procedures, repair, and use of department equipment and supplies.
Responsibilities:
- Plans, organizes, and controls activities of plant operations department under the guidelines of the Assistant Director of Engineering to keep staff engaged in maintaining, repairing, and renovating facility's plant and facilities.
- Inspects equipment to determine operating conditions of steam, chiller water, condenser water, HVAC, medical gas systems and auxiliary equipment. Evaluates operating conditions by inspection and review of equipment logbooks to detect malfunctioning of equipment.
- Performs daily inspections of equipment to determine the need for adjustments and repair.
- Makes chemical tests of water in cooling towers and alters content of chemicals as required. Supervises internal and external cleaning and maintenance of utility equipment.
- Monitors and maintains chilled water generation equipment and all related systems. Monitors and maintains cooling towers, chilled water pumps, condenser water pumps, make-up water pumps, domestic water pumps, sump pumps, ejector pumps, water storage systems, fire pumps, system strainers and auxiliary systems.
- Uses BMS and other operator computerized controls systems to adjust and monitor system operation.
- Takes remedial action as required in response to alarm conditions or system failures as observed or reported.
- Monitors and maintains as required other Central Plant equipment such as emergency generators, automatic switching equipment, Motor Control Centers, combustion air fans and exhaust systems.
- Operates and monitors systems for the conveyance of medical gases such as medical air, medical vacuum, oxygen, nitrogen, carbon dioxide, etc.
- Monitors and coordinates a variety of preventative maintenance, building, property repair, and improvement projects performed by vendors and contractors, inspects completed work and approves requests for payment regarding same.
Qualifications
- Associate degree in engineering or equivalent work experience
- Refrigeration Engineer Licensed by the NYC Fire Department
- Must be able to obtain Certificate of Fitness A-35, G-71, S-12, S-13, S-95, Q-01 and P-98 or equivalents within 90 days of appointment if requested by Facilities Management
- Ability to meet deadlines and make sound decisions in stressful situations.
- Strong customer service skills required.
- Ability to schedule service contractors around peak operating times.
- Ability to maintain the watch engineers 24/7 shift schedules and alter as needed.
- Ability to schedule utility projects as needed to maintain and improve the facility.
- Ability to communicate effectively in verbal and written form.
- Ability to multi-task, organize, and establish priorities.
- Exhibit initiative, responsibility, and flexibility.
- Commitment to hands-on, team-oriented management
- Experience in leading, training, and mentoring others.
- Proficiency in using the Internet based work order, preventive maintenance, and energy management programs.
Physical Requirements-
Continuously stand/walk or lift/handle/carry material or equipment of moderate weight (20 to 50 lbs)

- Q01 COQ Refrigeration Engineer
- G71 Supervision of Piped Non-flammable Medical Gases
- S12 Citywide Sprinkler Systems
- S13 Citywide Standpipe Systems
- S95 Supervision of Fire Alarms Systems and other Related Systems
- A35 To Operate and Maintain Air Compressors
- P-98 Supervise Fuel Oil transfer in buildings.
