Carpenter, Maintenance Department
Brookline Housing Authority (BHA)
Primary Duties Include:
- Performs carpentry work including: window and sliding door repair, replacement of locks, hanging of interior and exterior doors, repair/replacement of: base trim, cove, or millwork, bathroom or kitchen cabinets, and interior floor tile.
- Performs wall repair, including repairs to wall coverings and preparation for paint or wallpaper.
- Performs all painting duties with the ability to effectively use brush, roller, and spray-painting equipment in a manner that avoids excessive clean-up and delivers a quality finish free of defect.
- Performs seal coating of parking areas and repainting of parking space lines.
- Performs snow removal and de-icing at all Housing Authority properties on an as-needed basis.
- Inspects vacated units to determine repair requirements, materials required, and estimated turnover time. Carpenter will take all necessary actions to make a unit ready for a new resident with the specified schedule.
- Develops requisitions for maintenance materials and supplies so that adequate stock is on hand and identifies for the Working Foreman any special purchase needs or limitations.
Qualifications
- Ability to perform physical labor requires reaching full extension, bending at the waist and knees, and lifting at least 50 lbs. without assistance, and a sense of balance sufficient to stand on a ladder of at least 6 ft. for an extended period.
- Ability to read blueprints, shop drawings, specifications, schematics, and technical documents.
- Skill with a wide range of hand tools and power equipment such as drills (Ohm) meters, saws, threaders, wrenches, plumbing snakes, hammers, pliers, electrical, etc.
- Ability to repair and maintain simple gas motors such as those on mowers and snowblowers.
- Knowledge of State and local codes and HUD's Housing Quality Standards (HQS).
Experience and Education
- High school diploma or equivalent.
- Vocational training in two or more of the work classifications listed in the Section on Primary Job Duties or four (4) years of experience performing tasks identical to those duties.
- Driver's license.
Wages and Benefits
As established in the AFSCME-BHA contract. Overtime hours available. Excellent benefits, including health insurance, dental, vision, public transportation, tuition reimbursement, and participation in the State retirement system. Union membership anticipated.
