BLACK LABEL GROUP is a high-performance real estate investment firm based in Costa Mesa, CA. We are on the lookout for a full-time real estate Junior Disposition Specialist (JDS). We are willing to train the right individual who is excited to learn the world of OFF MARKET real estate and investing and brings great energy, a persuasive demeanor, quick on the smartphone and computer, social media savvy and a hunger for success! Are you efficienct, effective, disciplined and super organized? Are you a natural negotiator and salesman? Do you have at least 1 year of real estate operations experience as a TC, Agent Assistant, Escrow, Sales Agent or other similar position? Comfortable speaking with owners and buyers? The primary responsibility of the JDS is to market, negotiate and sell properties and assign property contracts to real estate investor buyers, within a short deadline. They will be managing the sales, marketing and operations management of our property contract assignments and sales. They will also be responsible for walking properties (when they are local), calendaring contract dates, speaking to sellers, setting inspection dates, taking or scheduling photos, all pre and post marketing activity such as writing ads, creating online flyers, social media posts, group chats and more. Along with the Dispositionist, the Junior Dispositionist will market and negotiate through all resources including email, text, phone calls, social media, print, in-person meetings and more. It will also be the responsibility of the JDS to show properties and manage the out-of-area and out-of-state showings as needed.

Compensation: This position is primarily commission based with a small salary. A good Disposition Specialist will earn $50,000+ per year to start - if you’re stellar, you can make well over $100,000+
This is a full-time position. Monday-Friday and every other Saturday
Responsibilities:
- Source and build relationships with real estate investors, buyers, and real estate agents
- Works closely with the Sr. Dispositionist
- Provide company with reports of all activity on a daily, weekly, and monthly basis
- Help to develop and implement improvements to disposition systems with the goal of maximizing revenue
- Attend at least 2-3 real estate networking events every month
- Schedule and attend property inspections, showings, and other pre-marketing and marketing appointments
- Negotiate the best potential price for all properties being sold
- Review purchase and sale agreements with end buyers
- Keep CRM updated daily on all of your assigned transactions
- Close assigned transactions in a timely and profitable manner
- Manage, maintain, and grow current buyers list
- Send original and assignment agreements to investors/buyers
- Consistently make calls and stay active with activities that drive results on a daily basis
- Perform other administrative tasks and special projects as assigned
Qualifications:
- Previous real estate operations, mortgage, sales, acquisitions or dispositions experience
- High School Diploma required and Associate’s degree preferred
- 1+ years of sales experience
- Active Real Estate License
- Previous call center experience in a sales environment is preferred
- Podio CRM software experience preferred
- Strong working knowledge of Google Docs/Suite and MS Office including Word, Excel, Outlook, and PowerPoint required
