Summary of Position
As Project Designer II, you would be responsible for initiating and overseeing a subset of Trileaf’s architectural and MEP projects from conception to completion. You would leverage your experience in field conditions, building materials, specifications, construction techniques, as well as building codes and permitting to successfully execute Construction Documents, including coordination with other disciplines.
Trileaf’s Project Designer II’s their own projects individually, but with feedback and input from Trileaf’s Project Managers and licensed Architects. As such, Trileaf’s Project Designers must be experienced enough to understand the permitting requirements of various states, identify and correct potential building code compliance issues, and complete CDs to the satisfaction of the Architect of Record as well as the local Authority Having Jurisdiction, with limited oversight and direction.
Essential Duties and Responsibilities:
- Manage a subset of Trileaf’s projects:
- Perform a cursory overview of the project upon receipt, to identify any potential issues with the Design Intent, on-site conditions, and any additional services that might be necessary for the completion of the project (e.g. Structural engineering, civil engineering, Site Plans, etc)
- Schedule a complete a kickoff meeting with the Architect of Record, during which you will go over the above, and your proposed solutions to each
- Within 2-3 business days, complete a Background Drawing and provide to Trileaf’s internal MEP department, alongside a timeline for completion. As the project lead on this project, the overall timeline is your responsibility – as such, it is also your responsibility to hold the MEP department accountable to their timelines (within your authority to do so)
- Over the course of the next 10-15 business days (dependent on the client and prototype), complete a full set of Architectural Construction Documents
- Complete your own self-QA/QC to identify any errors
- You will be working on multiple projects at a time
Additionally, you will have responsibility to work directly with the Client on your delegated projects:
- Diplomatically ask questions, and talk clients through the costs and benefits of certain decisions
- Provide periodic updates to the status of reports (typically once/week)
Finally, as part of your responsibilities, you will also be responsible for performing Permitting Assistance on some of the CDs you have produced:
- Fill out Permit Applications, in coordination with the Client
- Submit the CDs to the jurisdiction in the manner requested
- Coordinate any Plan Review fees with the client, and work through the requirements for Trileaf to be reimbursed
- Periodically follow up with the jurisdiction for updates, and provide those updates to the Client
- Work through any redlines and/or demonstrations requested from the AHJ
- Upon approval, pull the AHJ-stamped CDs and submit to the Client (if applicable)
Requirements
- BA/BS in Architecture, Interior Design, or equivalent experience
- Intermediate knowledge of Building Codes, including Accessibility Compliance
- Strong drafting ability in AutoCAD; REVIT a plus
Experience producing CD sets for retail, convenience stores, and/or restaurants is strongly desired but not required.
