At present, we are seeking a dedicated Investment Accountant to oversee accounting support, compliance, and analytics for various investment partnerships. The chosen candidate will engage with senior team members, cultivate relationships with prominent banking institutions and brokerage firms, and report directly to the Chief Financial Officer, playing a pivotal role in our financial operations. The ideal candidate should exhibit a passion for real estate, a thirst for knowledge, and the capacity to excel in a dynamic setting. Adaptability is paramount for managing diverse responsibilities, embracing new initiatives, and fostering collaboration across departments. Duties encompass processing, reviewing, analyzing, and documenting financial transactions across entities to produce financial statements that align with Generally Accepted Accounting Principles. We seek a team player to collaborate closely with the Operations and Asset Management teams to ensure accurate financial reporting and meet external deadlines. Successful candidates demonstrate exceptional organizational skills, initiative, adept multitasking and task prioritization, effective collaboration both independently and within a team, and timely, clear communication.

ESSENTIAL FUNCTIONS

POSITION QUALIFICATIONS

  • Assist with the maintenance of the general ledgers on the accrual based and income tax-based methods of accounting for these sizeable investment partnerships and funds.
  • Process includes review of recorded investment transactions, preparation bank reconciliations, review of brokerage statements, recording relevant journal entries, preparation of work papers and year end form 1099 review.
  • Assist with monthly and annual allocations of income.
  • Assist with the monthly and annual calculations of investment management fees.
  • Prepare monthly marketable security reconciliations.
  • Complete monthly reporting packages within established deadlines and as required by external investors.
  • Reconciles all bank accounts associated with each property in assigned portfolio monthly and reconciles all balance sheet accounts monthly.
  • Prepares monthly property management fee calculations based on property management agreements and prepares tenant operating and real estate tax escalations, including annual true-ups and expense reconciliations (i.e. CAM reconciliations).
  • Audit and ensure accuracy of rent roll and lease abstracts, for assigned portfolio.
  • Maintain job cost on capital expenditures and tenant improvements and reconciles tenant improvement allowances.
  • Manage, analyze, and audit tenant accounts to ensure they are billed correctly each month, for all rental and additional charges per their lease, and investigate and resolve all discrepancies.
  • Set up depreciation, amortization, personal property schedules, and straight-line rent schedules.
  • Assist in the development of the annual business plan and operating budget for each property in conjunction with the respective asset and/or property manager.
  • Participate and coordinate the transfer of title from the development entity to the ownership entity.
  • Assist with acquisitions and dispositions of properties within assigned portfolio.
  • Frequent communication and interaction with property management or asset management team.
  • Calculates and files sales tax for entities, if necessary.
  • Responds to and resolves issues and requests of investors, asset, and/or property managers and lenders.
  • Follow standard policies and procedures to ensure internal and external reporting requirements are met.
  • Ad hoc and special projects as needed.
  • Ability to embody Cobblestone Development & Consulting LLC values every day.
  • Travel: Visit properties, new developments, and home office on a regular basis. This position requires up to 15-20% travel.
  • Other duties as assigned. The position may also be modified to accommodate the specific needs of the business.

​SKILLS & ABILITIES Education:

  • Bachelor's Degree with an emphasis in Accounting/Finance required.
  • MBA Preferred
  • CPA Preferred

Experience:

  • 3+ years in commercial property accounting required.
  • 5+ years with Timberline, MRI, and/or Yardi preferred.

Computer Skills:

  • Advanced usage of Microsoft Office Suite, including Microsoft Teams, Outlook, Word and Excel. Familiarity with property management software such as Yardi Matrix, Entrata, and Onesite. Proficiency operating remote software for virtual team meetings. Proficiency with HTML and Adobe Acrobat.

​REGULAR WORKING CONDITIONS

  • This position will involve 95% of the time in an indoor office environment.
  • Requires driving and other travel up to 10-15% of the time.
  • Seldomly works in outdoor weather conditions.
  • This position will have intermittent supervision.
  • The regular weekly schedule for this position will be as follows:
  • Monday - Friday, 8:00 AM CST – 5:00 PM CST.
  • Position may occasionally require some evenings or weekends to meet job requirements.

The employee must be able to push, pull, lift, carry, or maneuver office products and supplies of up to twenty (20) pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Routine local travel is required to attend training classes, client visits, or other situations necessary for the accomplishment of some or all the daily responsibilities of this position.
