One of every five families in the United States suffers from serious housing deprivation. They either live in physically inadequate buildings, suffer from severe overcrowding, or spend an excessive proportion of their income for shelter. Housing costs have increased to the point that millions of families cannot obtain decent housing unless they deprive themselves of other essentials of life. Only fifteen percent of American families can afford to purchase a median-priced new home. Our Catholic tradition insists that shelter is one of the basic rights of the human person. This is why Catholic Charities Progress of Peoples Development (CCPOP) is such a vital part of our mission.
STATEMENT OF THE JOB:
The Housing Occupancy Specialist will work as part of the property management team to help manage all aspects of the occupancy and tenancy related to affordable housing buildings in the POP Management portfolio. The objective of this position is to minimize the amount of time that an apartment is vacant by supporting the building staff with viable waiting lists and candidates. The position will provide support to Property Management staff to ensure that vacancies are promptly filled and that tenants recertify on time.
- Track occupancy of buildings and support staff with plans to ensure apartments are ready for occupancy within HUD and other regulatory timeframes.
- Request third party verifications and run existing tenant search in EIV.
- Complete and review background checks for all potential tenants.
- Coordinate unit showing with Recertification Specialist and Regional Property Manager
- Prepare initial certification and supporting documents for HUD and/or LIHTC.
- Bachelor’s Degree
- NY State Notary Public or must receive NY State Notary Public within the first 6 months of employment.
- Low Income Housing Tax Credit certification or must receive certification within the first 6 months of employment.
- Certified Occupancy Specialist or similar certificate preferred
- Bilingual Spanish/English; Russian/English; Chinese/English; Korean/English speaking preferred.
- Able to travel to multiple locations within the five boroughs as needed.
- Frequently lifts and/or moves up to 15 pounds.
