JOB GOAL:To advance the college’s mission, vision, principles, values and strategic initiatives through continuous improvement decisions.GENERAL JOB SUMMARY: As a Maintenance Specialist at The Hotel at Kirkwood Center, you will work under the direction of the Hotel Chief Engineer, to ensure that the hotel facilities and systems operate efficiently and safely. This position is customer focused when resolving guest repair requests. Additionally, as a Maintenance Specialist, you will perform routine maintenance tasks such as light duty plumbing, electrical and general carpentry work and contribute to the overall upkeep of the property.UNIVERSAL CORE COMPETENCIES:

  • DUTIES/RESPONSIBILITIES:Perform preventive maintenance tasks to minimize equipment, room and facility downtime and ensure guest comfort.Perform basic repairs to hotel furniture and fixtures, such as tables, chairs, flooring, stages, airwalls. Perform general maintenance duties such as, but not limited to resolving electrical malfunctions and installing new equipment, assembling, installing, and repairing pipes, fittings, and fixtures of heating, water, and sewer systems.Perform general construction duties such as electrical, plumbing, general construction. This includes painting, patching and grouting.Troubleshoot and Repair Hotel Restaurant and Kitchen Equipment.Conduct regular inspections of the hotel's mechanical systems, including HVAC, plumbing, electrical, and fire safety systems.Operate any of the following types of equipment: workshop tools, skid loaders, trailers, lifts, pallet forks, and other related equipment.Monitoring of building HVAC controls Climb and balance on ladders, stairs, scaffolding, ramps, poles, etc. up to 25 feet to perform work assignments as required.
  • Collaborate with other departments to address maintenance-related needs and improve operational efficiency.
  • Ensure compliance with all safety and regulatory guidelines, contributing to a safe environment for both guests and staff.
  • Respond promptly to maintenance issues and emergency calls, providing timely and effective solutions.
  • Maintain accurate records of maintenance work performed, inspections completed, and parts used. In addition, this position requires frequent computerized maintenance management system (CMMS) utilization.
  • Operate equipment such as plows, snow blowers, salt/sand spreaders, as well as shovels in the winter months to remove snow and ice from roads, parking lots and walkways. Perform assigned tasks in the event of an onsite emergency. Perform other duties as may be assigned. PERFORMANCE EXPECTATIONS:
  • Be able and willing to always represent the Hotel in the most positive manner with prospective, former and current students, clients, suppliers and the community we serve.
  • Keep safety as a top priority while performing repairs, maintenance or responding to service requests.
  • Must maintain compliance with required trainings as designated by supervisor.
  • Consistently demonstrate excellent problem-solving skills, good communication skills and a customer service approach.
  • Establish and maintain good working relationships with coworkers and supervisory personnel.
  • Be willing and able to provide proper customer service to hotel guests, students, faculty and staff at Kirkwood.
  • Working knowledge of electrical, carpentry, plumbing, and other crafts.
  • Be able to perform all job duties in a public/group setting or while working alone.
  • Willing to work a flexible schedule on nights and weekends as needed. Reliable attendance is required.
  • Knowledge of the occupational hazards and safety precautions in the job involved.
  • Understand and follow oral and written instructions.
  • Learn the computer system that controls both the heating and cooling of all campus buildings.

  • PHYSICAL ACTIVITIES WITH/WITHOUT REASONABLE ACCOMMODATION:Light to medium work. Position involves exerting up to 50 pounds of force occasionally (10?33%); up to 20 pounds frequently (34?66%); and up to 10 pounds constantly (67?100%) to move objects. Physically able to perform constant (67?100%) and routine stooping, bending, reaching, standing, walking, pushing, pulling, lifting and grasping. Occasional (10?33%) crawling and kneeling. Potentially subject to bio?hazardous waste; chemical waste; moving mechanical parts; electrical current; working on scaffolding, lifts and high places up to 25 feet; atmospheric conditions that may affect the respiratory system or the skin; fumes, odors, dusts, mists, gases or poor ventilation; noise; and vibration; and inside and outside environmental conditions. Person in this position must satisfactorily complete Kirkwood's Blood Borne Pathogens training because of the potential exposure risk to blood or body fluids. Individuals may perform other duties as assigned.MINIMUM QUALIFICATIONS:High school diploma or equivalent required.1-3 years of building maintenance experience, preferably in the hospitality industry.Working knowledge of mechanical systems and building maintenance. Including, HVAC, Electrical and Plumbing systems.Ability to work under physical/environmental demands.Valid driver’s license required.Good communication skills and a customer-focused approach.Ability to work flexible hours, including evenings, weekends, and holidays.PREFERREDQUALIFICATIONS, LICENSES, CERTIFICATIONS, OR REGISTRATIONS:Technical degree or certification in engineering, maintenance, or a related field.Demonstrated knowledge of preventative maintenance routines in a commercial setting.HVAC, Plumber or Electrical Licenses Work-order system (CMMS) experience.
