Hotel Maintenance Specialist

JOB GOAL:To advance the college’s mission, vision, principles, values and strategic initiatives through continuous improvement decisions.GENERAL JOB SUMMARY: As a Maintenance Specialist at The Hotel at Kirkwood Center, you will work under the direction of the Hotel Chief Engineer, to ensure that the hotel facilities and systems operate efficiently and safely. This position is customer focused when resolving guest repair requests. Additionally, as a Maintenance Specialist, you will perform routine maintenance tasks such as light duty plumbing, electrical and general carpentry work and contribute to the overall upkeep of the property.UNIVERSAL CORE COMPETENCIES:

DUTIES/RESPONSIBILITIES:Perform preventive maintenance tasks to minimize equipment, room and facility downtime and ensure guest comfort.Perform basic repairs to hotel furniture and fixtures, such as tables, chairs, flooring, stages, airwalls. Perform general maintenance duties such as, but not limited to resolving electrical malfunctions and installing new equipment, assembling, installing, and repairing pipes, fittings, and fixtures of heating, water, and sewer systems.Perform general construction duties such as electrical, plumbing, general construction. This includes painting, patching and grouting.Troubleshoot and Repair Hotel Restaurant and Kitchen Equipment.Conduct regular inspections of the hotel's mechanical systems, including HVAC, plumbing, electrical, and fire safety systems.Operate any of the following types of equipment: workshop tools, skid loaders, trailers, lifts, pallet forks, and other related equipment.Monitoring of building HVAC controls Climb and balance on ladders, stairs, scaffolding, ramps, poles, etc. up to 25 feet to perform work assignments as required.

Collaborate with other departments to address maintenance-related needs and improve operational efficiency.

Ensure compliance with all safety and regulatory guidelines, contributing to a safe environment for both guests and staff.

Respond promptly to maintenance issues and emergency calls, providing timely and effective solutions.

Maintain accurate records of maintenance work performed, inspections completed, and parts used. In addition, this position requires frequent computerized maintenance management system (CMMS) utilization.

Operate equipment such as plows, snow blowers, salt/sand spreaders, as well as shovels in the winter months to remove snow and ice from roads, parking lots and walkways. Perform assigned tasks in the event of an onsite emergency. Perform other duties as may be assigned. PERFORMANCE EXPECTATIONS:

Willing to work a flexible schedule on nights and weekends as needed. Reliable attendance is required.

Knowledge of the occupational hazards and safety precautions in the job involved.

Understand and follow oral and written instructions.

Learn the computer system that controls both the heating and cooling of all campus buildings.

Including, HVAC, Electrical and Plumbing systems.Ability to work under physical/environmental demands.Valid driver’s license required.Good communication skills and a customer-focused approach.Ability to work flexible hours, including evenings, weekends, and holidays.PREFERREDQUALIFICATIONS, LICENSES, CERTIFICATIONS, OR REGISTRATIONS:Technical degree or certification in engineering, maintenance, or a related field.Demonstrated knowledge of preventative maintenance routines in a commercial setting.HVAC, Plumber or Electrical Licenses Work-order system (CMMS) experience.
