Position Responsibilities:
- Evaluates HOA Assets and Contracts and makes recommendations for enhancement, disposition, and acquisition of assets in support of HOA community priorities.
- Identifies opportunities for budget efficiencies, savings, reallocation of resources and use of alternative assets within the community.
- Along with the General Manager, serves as the HOA liaison to Builder Member General Contractors and Master Developer/Declarant General Contractors.
- Responsible for overseeing and providing for the maintenance of all HOA owned and leased facilities, assets, and major equipment.
- Coordinates the planned use of HOA Common Area by the HOA, Builder and Resident Members from concept through implementation.
- Along with the General Manager, serves as the HOA liaison to troubleshoot maintenance problems to identify issues and arrange for and make any necessary repairs.
- Ensures that assigned maintenance service requests are completed.
- Point of contact for after-hours calls.
- Perform other related duties as directed General Manager.
Knowledge, Skills, and Abilities:
- Knowledgeable of grounds and facilities industry contract trades and services: streets, landscaping, drainage, rights of way, easements, infrastructure, building construction (framing, drywall, welding, water, sewer, electrical, natural gas, communications, HVAC, fire suppression, etc.)
- Knowledge of special event site and facility planning and special event goods and services providers.
- Consistently meet AAM’s standards of service and interact with HOA Builder and Resident Members and staff in a professional, courteous, and friendly manner.
- Possess skill and ability to understand how to operate a wide variety of hand and power tools.
- Ability to handle multiple tasks simultaneously, establish priorities, and meet deadlines.
- Ability to prepare scopes of work, prepare and evaluate bid proposals, interview, and select contractors and vendors, conduct facility inspections and maintenance performance evaluations.
- Ability to manage multiple projects concurrently along with associated part-time, temporary, contract personnel and third-party service providers.
- Exceptional organization and tracking.
- Ability to function efficiently in a high volume, fast-paced environment.
- Complete tasks from start to finish in a quality manner, on time, within budget, and while meeting applicable codes.
- Ability to gather information, analyze it, seek input, make recommendations in conjunction with the HOA Executive Management Team make sound decisions based upon Community priorities.

- Computer and internet proficiency at the basic level.
Physical Demands & Work Environment:
- Works indoors and outdoors.
- Must be able to set up and breakdown events and equipment as needed.
- Requires physical ability to stand for long periods, climb stairs and ladders, squat, and bend.
- Ability to stand and walk for extended periods of time, in crowded areas and in confined spaces.
- Ability to work on uneven surfaces, in hot, cold, and wet conditions, climb and stand on ladders and scaffolding at heights of up to 50 feet.
- May work independently or as part of a team.
