Job description

The Government Center Facility Maintenance Supervisor is responsible for the preventative maintenance, repair, and custodial needs of the grounds, buildings and building equipment on the Government Center Campus. Facilities include the Government Center, Preforming Arts Center, Parking Structure and related grounds, equipment, and infrastructure.

Essential Duties and Responsibilities: Duties include, but are not limited to:

  1. Performs routine daily inspection and preventative maintenance on all facilities and equipment on the campus and reports needed repairs and/or replacement to the Municipal Projects and Facilities Manager.
  2. Assists with the oversight and direction of the nightly cleaning contractor and specifically preforms supplemental custodial duties during the workday. Additionally, schedules monthly, quarterly and annual enhanced cleaning and related after-hours deep cleaning.
  3. Works collaboratively with service vendors to maintain daily performance, perform preventative maintenance, and needed repairs on all heating and air conditioning units, as well as the water heating system in the building.
  4. Maintains the Government Center grounds by mowing the grass, weed eating, planting flowers, trees, and bushes, and trimming trees and bushes, cleaning of debris, power-washing sidewalks and paths, removing graffiti and other related tasks as needed.
  5. Performs maintenance on Government Center pocket park and plaza to include: the opening, closing, and winterizing activities for fountains and related amenities, and preforming all other equipment-related repairs and maintenance.
  6. Performs preventative maintenance, light repairs, and light construction/remodeling duties in all building facilities to include: restrooms, conference rooms, offices, kitchen, etc.
  7. Removes snow and applies salt on the grounds of the Government Center, as assigned.
  8. Performs administrative duties to include: maintaining records relating to repairs, replacements, and maintenance-related activities.
  9. Assists with the ordering and purchasing of janitorial and related supplies for the Government Center campus.
  10. Responds to complaints regarding damaged property on the grounds or in the facility and reports findings.
  11. Coordinates with any building or equipment-related contractors doing work in the facility.
  12. Attends meetings, as assigned.
  13. Maintains constant communication with the Municipal Facilities and Projects Manager.

Supervisory Responsibilities: This position does not have direct supervisory responsibilities.

Education and/or Experience: High school diploma or general education degree (GED); or two years related experience and/or training; or equivalent combination of education and experience. Previous experience working in a maintenance job performing semi-skilled to skilled maintenance work is required.

Other Skills and Abilities: The following skills and abilities are either required or desired.

  • Computer software skills required include: Microsoft Outlook, Word, Excel, PowerPoint, and Rec Trac.
  • The ability to make sound and rational decisions including exercising independent judgment, within specified parameters is required.
  • The ability to follow instructions regarding the use operating equipment is required.
  • A working knowledge of the maintenance and repair duties of facilities is required.
  • A working knowledge of landscaping and annual and perennial flowers and trees that are on the grounds is required.
  • The ability to use and learn several types of technology to include: irrigation systems, and scheduling software for facilities maintenance is required.
  • A working knowledge of HVAC systems, water heaters, and general electrical and plumbing functions within the facility and facility-related equipment is required.
  • The ability to be able to get in and out of the air handlers and to use hands to work on the controller and the variable air volume (VAV) boxes is required.
  • The ability to operate motorized vehicles and equipment to include: pick-up truck, utility truck, saws, pumps, tractors, riding and walking lawn mowers, weed eaters, common hand and power tools, shovels, wrenches, detection devices, ditch witch, snow removal equipment, salting equipment, and mobile radio is required.
  • A working knowledge of vendor contracts and agreements is required.
  • The ability to enforce rules and follow all established protocols and guidelines is required.
  • The ability to establish and maintain effective working relationships with employees, other departments and the public is required.
  • The ability to remain current with all required licenses, certifications and in-service requirements is required.
  • First Aid, AED, and CPR certifications are desired.
  • The ability to operate a computer, printer, copy machine, scanner, fax machine, and other office equipment is required.
  • The ability to speak, read and write in English is required. Spanish is desired.

While performing the duties of this job, the employee regularly is exposed to wet or humid conditions (non-weather); fumes or airborne particles; toxic or caustic chemicals; and outdoor weather conditions. The employee frequently is exposed to work near moving mechanical parts; and extreme heat (non-weather). The employee occasionally is exposed to work in high, precarious places; extreme cold (non-weather); and the risk of electrical shock, and vibration. The noise level in the work environment is usually moderate to loud.

While the administration office is open from 8am-5pm, Monday through Friday, this position may require work beyond these hours and on the weekends. It also requires the ability to drive a town vehicle. A valid Commercial Driver's License (CDL) is preferred.
