General Maintenance Technician and Painter

This position supports the organization by performing painting and General Maintenance work in and around the company’s managed units as a part of our skilled Maintenance Technician team. Technicians report directly to the Maintenance Manager and work in close conjunction with the Maintenance Scheduler. We offer a starting wage of $22-25.00 per hour, depending on experience.
CORE RESPONSIBILITIES
- Performs painting and wall repair, preparation and clean-up for new residents and exterior painting of property common areas.
- Performs interior and exterior painting in a highly professional manner utilizing equipment provided.
- Covers and masks all adjoining non-painted areas to prevent over-spray, splatter, and destruction by paint materials.
- Caulks and fills holes on wall surfaces as needed.
- Repairs/replaces drywall and textures as needed.
- Removes and replaces electrical covers and plates to ensure professional appearance.
- Scrapes and re-textures or paints ceilings.
- Will also perform maintenance, grounds, and landscaping work, which may include as needed:
- Caulking/grouting tile and tub surrounds.
- Maintaining exterior and public lighting.
- Changing locks and knob sets as directed.
- Installing screen and entry doors.
- Plumbing work such as installing sinks, tub surrounds, and toilets.
- Electrical work such as installing light fixtures, switches, and outlets.
- Shoveling snow, plows and salts drives and sidewalks if directed.
- Assists with make-ready duties when requested.
- Updates Maintenance Manager of unsightly/unsafe property conditions.
QUALIFICATIONS
- High school diploma or equivalent is required.
- Must be capable of working independently as well as part of a team.
- Relates well to others.
- Owns a pick-up truck they are willing to use for work, (Mileage Compensated @ federal rate).
HOURS OF OPERATION
Monday-Friday, 8:00am-5:00pm -- (Hours may flex depending on EPM Inc.’s needs/your availability, but a normal work-day is 8 hours.
