Job Title:Facilities Manager for the AIU-operated Special Education Schools
Position Summary:
The manager is responsible for the supervision of the AIU's maintenance/custodial staff assigned to the Mon Valley, Pathfinder, and Sunrise Schools. In addition to interfacing directly with the maintenance personnel in each of the three schools, the manager is required to work closely with the schools' administrators, ensuing that the general care and upkeep of the buildings meets the needs of the educational programs. The manager is also responsible for working with the owners of each facility regarding the structural maintenance and repair of the facilities, including but not limited to utilities and mechanical systems, grounds, and other property improvements as necessary. The manager advises the facility owners on annual and multi-year plans, maintenance budgets, equipment purchases and replacement, as well as in-house and grounds-related projects.
Duties and Responsibilities:
1. Supervises the daily functions of the maintenance/custodial staff in the AIU-operated Special Education Schools.
2. Supports coaching, technical assistance, and skills development of the maintenance/custodial staff in matters concerning their duties and responsibilities.
3. Directs and accounts for the timing and implementation of routine building maintenance functions.
4. Ensures optimal functioning and maintenance of the school buildings and properties including mechanical, electrical, utility, fire / life safety, plumbing, and recycling and waste management.
5. Monitors and addresses environmental and physical safety concerns, including pest management.
6. Participates on facility-related committees including but not limited to the AIU and the AIU-operated Special Education Schools' safety committees.
7. Identifies and recommends custodial and maintenance improvement efforts, including cost-saving measures that benefit AIU's programs and the facilities.
8. Evaluates custodians' performance, with input from the schools' administrators.
9. Develops, implements and manages preventative maintenance plans, capital projects plans and any other projects.
10. Monitors and maintains the controls for the HVAC systems.
11. Responds to any emergency including fire and burglar alarms.
12. Meets regularly with the Assistant Director of Facilities for updates, consultation, and planning.
13. Meets regularly with the owners of the school facilities to advise, consult and provide updates on building maintenance projects.
14. Coordinates quotes and bids necessary for building maintenance projects
15. Coordinates the work of vendors and service providers necessary for the maintenance and repair of the school buildings and grounds.
16. Inspects construction, repairs, grounds, and special projects ensuring that projects are completed efficiently and consistent with any specified standards.
17. Other duties as directed.
1. A High School Diploma/GED required.
- An associate degree or technical certification in a related field preferred
3. Three years of progressive custodial experience in physical operation and maintenance of buildings, grounds and equipment and/or an equivalent combination of training and work experience
4. Working knowledge of Windows, Microsoft Office Suite, and basic experience with related software needed for control of mechanical systems such as HVAC.
5. Certification as a Pool Operator preferred.
6. Allegheny County Certification and State Pesticide Test preferred.
7. CPR/First Aid Certification preferred.
8. Training in Universal Precautions preferred.
9. Experience in supervision and management of personnel preferred.
10. Facility procurement and management experience preferred.
11. Good oral and written communication skills
12. Good problem-solving and interpersonal skills
13. Ability to travel regularly throughout Allegheny County and out-of-county on an occasional basis.
14. Ability to comply with the AIU policies and procedures.
Additional Requirements:
1. Current Act 114, Act 34, Act 151 and NSOR Clearances required prior to an offer (Must be dated within 1 year of hire date).
2. School Personnel Health Record (Form H511.340) must be completed and received by Human Resources prior to hire date.
