Walnut Capital is looking for a General Manager at the Bakery Square Campus. BKSQ is a Class A mixed use office / retail / restaurant property. The successful candidate will have a background that demonstrates leadership and business acumen along with knowledge of commercial real estate, construction and building mechanicals. He or she will have exceptional communication skills, strong social skills and present a professional image and demeanor.
KEY AREAS OF RESPONSIBILITY:
● Oversee day-to-day facility operations of BKSQ inclusive of Office, Retail, Restaurants and Parking Garages, maintenance of the physical properties and performance of personnel in accordance with the ownership policies and procedures
● Staff Management inclusive of Maintenance/ HVAC, Grounds and Security
● Vendor coordination regarding facility operations and tenant requests
● Capital Project management from bids to project oversight
● Negotiate and enforce the terms of all contracts annually, secure competitive bids for all site services and vendors in accordance with ownership guidelines
● Review and approve invoices/expenses related to property expenses as well as vendor compliance
● Develop and maintain relationships with tenants and emphasize positive responses to the needs of tenants and coordinate required work
● Ensure the health and safety of all tenants, customers and staff in responding to building
emergencies
● Assign, monitor and review work orders for efficiency among staff
● Assist with budget preparation and forecasts, and provide feedback on monthly variance reports in addition to monitoring budget throughout the year
● Ensure the highest possible standards of building/property maintenance and appearance by conducting regular property inspections
● Perform other related duties as assigned.
JOB REQUIREMENTS:
● Bachelor’s degree
● Minimum 5 – 7 years of Commercial Real Estate experience in Property Management with a minimum of 3 years of experience managing a full staff
● Strong understanding of building operational systems, inclusive of MEP, BAM, fire/life safety, and related documentation
● Experience in budget preparation and financial reporting
● Knowledge of Microsoft office software
● Knowledge of MRI and Building Engines a plus
