We are seeking a disposition manager to assist in selling current inventory and maximizing value by building strong relationships with investors and marketing to potential buyers. This role must be filled by someone local to Phoenix and will involve working from home and in the field.
This person performs these tasks:
- Connect and build relationships with investors in the area to find out their buying criteria and sell properties to them;
- Analyze properties to determine the current value and best exit strategy for maximizing profit;
- Market and sell current inventory;
- Take photos of properties for marketing;
- Coordinate access and meet up with lenders, contractors, partners, buyers, agents, etc. at properties for walkthroughs and inspections;
- Communicate with all parties to make sure the deal gets closed correctly and efficiently;
- Raise private capital to fund portfolio acquisitions;
- Assist acquisitions team in underwriting and lead management;
- Talk to and negotiate with buying agents
Is responsible for this scorecard:
- Percentage of retail value sold at;
- Percentage of contracts monetized;
- Size of buyers list;
- Number of strong buyer relationships;
- Marketing email open rate;
- Average deal size;
- New buyers added weekly
Has this mission:
- To maximize our profit on each deal by evaluating and executing exit strategies, finding and building relationships with buyers, and marketing our current inventory to any and all potential buyers
Achieves these outcomes:
- Monetize over 75% of contracts;
- Average deal size is over $15,000;
- Add 10 new buyers each week
- Marketing email open rate over 50%;
- Generate a strong relationship with the top 30 buyers in the county
