Job description

The Director - Real Estate will provide deal making and leadership for Real Estate group of Inspire Brands, Dunkin’, Baskin Robbin’s, Jimmy John’s restaurant brand[s]. Develop and manage team to deliver wholistic long term strategic market planning and development plans for integrated franchise, non-traditional development to maximize profitable growth. Lead the Real Estate team to accomplish new restaurant development goals for franchise and select company development in accordance with annual operating plan and long-range plans. Develop coordinate and implement the strategic plan to incorporate site selection approval process and lease and contract negotiation for profitable new restaurants. Participate in the annual Business Development Planning Process to create and deliver on integrated strategic plans for franchise expansion, strategic sales and re-sales, remodels and relocations.


RESPONSIBILITIES

  • Provide leadership to a high performing team of Real Estate manager professional’s to ensure that new restaurant site pipeline is sufficient to provide approved sites across assigned Inspire Brands restaurants to achieve franchise and combined development restaurant opening goals.
  • Provide leadership and communicate with key stakeholders in the Inspire Brands development process including, but not limited to: Vice President Design, Architecture and Construction, Vice President Franchising, Vice President of Construction, Vice President/Director Design and Architecture, Brand Presidents and COO’s and Senior Vice Presidents of Operations, Vice President/Director Development Analytics and Support Center Development Team to ensure most effective development of markets.
  • Act as player/coach and provide coaching, guidance, skill development and leadership to Real Estate Managers to ensure best practices are consistently attained. Coach and train on site tours, site selection, negotiations, strategic franchise sales and resales and franchisee support to ensure best practices and continual improvement of performance
  • Create and lead process improvements resulting in effective strategic market plans for optimum new store development, relocations and remodels for both company and franchisee development. Ensure plans are regularly reviewed, adapted, and improved upon through long range development plans and network reviews.
  • Support Regional Vice Presidents and company presidents in select company market strategy/meetings.
  • Counsel franchisees on new restaurant growth and site selection. Create, review, continually adapt and improve screening for franchisee site package submittals and elevate to relevant Operations liaison, VP Of Real Estate for final approval.
  • Review and provide approval for submission of all new relocations, non-traditional development is effective and meeting goals, that leases are negotiated within guidelines for all key provisions, and/or adherence to any purchase agreement through to deal completion. Ensure that the team completes deals with any approval contingencies and/or business points fully satisfied, or variances reported and approved.
  • Provide leadership and communications for franchisee development including leading the team in providing Real Estate site and trade area reviews supporting new unit openings and relocations. Confirm and update status through various resources including conference calls, meetings, etc. to ensure that timelines are met for all projects.

EDUCATION & EXPERIENCE QUALIFICATIONS

  • Required Minimum – 4-year degree in Business, Real Estate, Finance, Business or related field
  • Preferred – Graduate degree in Business, Legal or Real Estate or related field
  • Equivalent experience will be considered

REQUIRED KNOWLEDGE, SKILLS or ABILITIES

  • Proven management and leadership experience within a franchise Real Estate environment, including new restaurant growth and franchise relations.
  • Proven strategic market analysis and market plan implementation
  • Ability to recruit and retain professional team of Real Estate professionals
  • Ability to interface and maintain excellent professional relationships with a variety of audiences to include franchise partners, internal construction, planning and architectural functions, internal and external legal counsel, and various other departments
  • Excellent oral and written communication skills to include formal presentation development and delivery to up to and including a Board or brand management leadership.
  • Proven history of successfully achieving store/unit corporate and franchise annual opening plans
  • Proven negotiation skills
  • Excellent understanding of development finance
