Position Overview: The Director of Property Management oversees the management of Bellwether Housing’s portfolio of affordable income- and rent-restricted apartment buildings, including associated commercial space, in the greater Seattle area. This position is responsible for driving key performance indicators for building occupancy, rent collections, and operating expenses, as well as a culture of service for residents and collaboration with other Bellwether departments, in particular Facilities, Site-Safety and Security, Resident Services, Finance & Accounting, and Asset Management.

This position will report to the Vice President of Property Operations and will directly oversee all Regional Managers and a Commercial Real Estate Manager.


Work Schedule: Hybrid, minimum 3 days onsite – Monday-Friday, 8:00 am-5:00 pm

What You’ll Do:

  • Provide leadership, direction, and oversight for Regional Managers and others on the regional team.
  • Drive to key performance indicators, including but not limited to those measuring revenue/rent collection, occupancy and leasing, site staffing stability, building operating expenses, and resident satisfaction
  • Build a culture of accountability, cross-department collaboration, personal initiative, high performance, and employee engagement
  • Analyze, prepare, and present insightful Property Management information for the leadership team in support of strategic planning and decision-making.
  • Establish and maintain ongoing Property Management team involvement with community organizations.
  • Ensure Regional and Property Managers have the technical and leadership training, support, and resources required to be successful in their roles; establish career development and succession plans for direct reports.
  • Maintain a regular on-site presence throughout the portfolio and support the on-site work of Regional Managers and Property Managers when needed.
  • Develop and evolve Property Management policies, as necessary, to keep abreast of the changing landlord/tenant laws and maintain compliance with local, state, and federal laws.
  • Provide guidance and direction on negotiation of commercial leases, renewals, extensions, and work with commercial tenants.
  • Collaborate with various other departments to ensure new developments are deeply informed by staff and resident experiences in the existing portfolio, to ensure a quality resident living experience, and to ensure the sustainability of our buildings
  • Champion an environment of diversity, equity, and inclusion among staff
Requirements:

Who You Are:

  • At least fifteen years managing affordable, rent- and income-restricted multi-family affordable housing, including overseeing building and portfolio budgets, managing key performance indicators, leasing
  • At least ten years of supervisory experience, with increasing levels of leadership responsibility
  • Bachelor’s degree
  • Excellent written communication skills, and high proficiency with Property Management software systems (Bellwether uses Yardi) and Microsoft Office Suite, including Excel
  • Deep understanding of various affordable housing regulatory regimes, including HUD, Low-Income Housing Tax Credits, and state and local funder regulations
  • Experience working with complex populations, including those with histories of mental illness, substance abuse and homelessness
  • Ability to effectively communicate and build strong, collaborative relationships with residents, and colleagues
  • Commercial Property Management experience
