Director of Maintenance Overview:* Oversees all mechanical areas of the 50,000 sq. ft. club facility, the 5,000 sq. ft. tennis facility, and the grounds, to ensure that the club performs at a high level of productivity and efficiency. The Director of Maintenance is a primary face of the club from an operations perspective and must be able to maintain a high level of communication with the various constituents. The Director of Maintenance is also primarily responsible for the security of the premises and oversight of programs operated within the Club.

Job Summary (Essential Functions):*
- Schedules and prioritizes work for maintenance staff, work orders for all areas and equipment at the club, per manager’s or employee’s requests.
- Manages the club’s on-going preventive maintenance program for HVAC, electric, plumbing, roofing, elevators, kitchen equipment, filters, and all club buildings.
- Coordinates the servicing and repairing of systems for lighting, heating, ventilation, fire, drainage, cooking, and pumping.
- Responds to unplanned operational or emergency maintenance events.
- Coordinates procurement of parts, items needed for maintenance, and general department supplies.
- Oversees daily water checks on pools and filtering system to assure positive health protection and to stay within governmental health regulated guidelines; supervises maintenance of pool facility.
- Manages the maintenance of parking lots, tennis courts, and other recreation areas.
- Manage preparation of special functions, parties, tournaments, etc., by installing decorations and constructing displays
- Performs departmental personnel scheduling.
- Develops short and long- term requirements for repair and maintenance and capital replacement of assets.
- Project Manages as needed for delivery of annual Capital Projects Budget items.
- Defines short and long- term goals and training requirements for maintenance and security teams.
- Attends staff meetings; conducts departmental meetings (Including safety related training for employee’s adherent to OSHA guidelines, building, and fire codes)
- Issues supplies, equipment, and PPE to employees.
- Oversees the preparation of weekly maintenance operational reports.
- Controls key systems
- Manages fire protection systems for proper operation and training personnel for usage.
- Oversees the on-going energy management program for the property’s HVAC and lighting systems.
- Investigates and implements cost-saving alternatives applicable to maintenance and engineering responsibilities.
- Conducts periodic inspections of engineering-related facilities.
- Develops and monitors maintenance checklists and forms.
- Keeps the workshop areas safe, clean, and with adequate light.
- Ensures that all refuse is properly removed from the clubhouse and its premises.

Education and Experience:*
- Minimum 8+ years facility maintenance/stationary engineering experience.
- Electrical trade experience preferred.
- Must be self-motivated and be able to prioritize multiple requests daily.
- Strong background in building/housing maintenance and repairs.
- Knowledge of financial practices and accounting procedures.
- Understanding of contract negotiations, methods, and legal procedures.
- Computer knowledge, including proficiency in MS Outlook (email & calendar) is essential; additional skills in MS Word, Excel, and PowerPoint is an asset.
- Must possess and maintain a valid driver's license.

Physical Requirements and Work Environment:* Must be able to lift 50 lbs., as well as stand / walk for extended periods of time. This position also includes frequent standing, walking, lifting, bending, stooping, and squatting. Must not be afraid of heights.

Salary and Benefits:* This is an exempt position ranging from $130,000.00 - $155,000.00 annually. Varies based on experience.

Work Schedule/Hours: *This is a full-time position that includes weekend work. Hours may vary.
