Director of Facilities

The Director of Facilities will provide the communities with a high level of expertise and support in the areas of operational maintenance, capital improvement planning, expense control and physical risk mitigation.

RESPONSIBILITIES:

  • TEAM LEADERSHIP
    • Lead and motivate a diverse team of Facilities professionals, fostering a positive and collaborative work environment.
      Provide guidance, coaching, and professional development opportunities to team members.
      Establish and communicate expectations and goals on an on-going basis, consistently holding meaningful team meetings with Regional Facilities Managers.

  • Collaborate with senior management to align facilities initiatives with overall business objectives.
  • Partner with Operations in the development of capital budgets annually including any future forecasts.
  • Apply expert skill set to the oversight and maintenance of all mechanical systems ensuring systems are functional, retrofitted or replaced as needed to include boilers, elevators, emergency systems, electrical, plumbing, etc.
  • Establish, implement, and maintain the Preventative Maintenance program for the company. Oversee Community environmental safety programs such as Asbestos, LBP and Mold response policies to ensure compliance with safety and environmental regulations and implement best practices to promote a secure and healthy workplace.
  • Monitor the maintenance KPI's to ensure high performance and develop and deploy strategy to raise the level of underperforming assets.
  • Identify best practices and develop appropriate processes, procedures and maintenance protocols.
  • Assist with implementing technology solutions to streamline processes and improve reporting capabilities.
  • Any other tasks assigned or directed.

OTHER KNOWLEDGE, SKILLS, AND ABILITIES:

  • Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with other Associates and Clients.
  • Ability to work independently with minimal supervision.
  • Exceptional verbal and written communication skills, organizational, and time and management skills.
  • Understanding economic indicators as they relate to valuing multi-family real estate.
  • Proficiency in Microsoft Excel, Word, Outlook, and Project is required.
  • Ability to have flexibility with working schedule based on business and deadline needs.
  • Ability to work a schedule during normal work hours and that may be other than Monday-Friday, 8-5. Work in excess of 40 hours per week is likely.
  • Consistent, regular and in person attendance during regular working hours at the workplace is required.
