Job description

Title: Director of Engineer
Department: Maintenance
Supervisor: GM/AGM
PRIME DIRECTIVE: Safety, satisfaction, and guest comfort is our only goal. Every associate, regardless of his or her position, accepts responsibility for every aspect of hotel operations.
SUMMARY: Responsible for management of the Maintenance Department operations and personnel.
SERVICE: Each associate will adhere to a strict code of providing excellent and consistent service through the brand service training program. Ensure there is an atmosphere of good public relations towards guests by creating an environment where service recovery models are apparent in daily operations, and followed by all associates under your supervision.
ESSENTIAL FUNCTIONS:
1. Train, and supervise department personnel with the objective of maintaining hotel physical facilities according to company standards and budget objectives.
2. Actively supervise department personnel with authority to issue oral and written warnings and reprimands when policies and procedures have been violated or to document poor work performance, and to discharge associates, with approval of the GM/AGM.
3. Schedule and hire personnel within budget guidelines to assure adequate staffing and rapid response to guest requests.
4. Review and prioritize work orders. Plan and distribute work assignments for the department striving to complete work as quickly as possible within departmental budget objectives and with the least guest disturbance.
5. Keep accurate records of work performed on each guest room or piece of equipment.
6. Maintain a monthly inventory of maintenance supplies and reorder as appropriate.
7. Process accounts payable, develop and monitor department budget.
8. Inspect guest rooms after preventive and proactive maintenance procedures. Review any problems. Recheck guest rooms before releasing to Front Desk.
9. Maintain the hotel grounds and building exteriors on a daily, weekly, monthly and seasonal basis.
10. Develop, implement and maintain Maintenance Department programs to assure the timely servicing of all equipment and facilities thereby making it unnecessary for guests to request repairs.
11. Lead or assist with MSDS compliance and other guest and associate safety programs.
12. Ensure routine preventive maintenance on laundry equipment, heating and air conditioning units, elevators, ice machines, fire extinguishers, fire/smoke alarms, lawn sprinklers, lawn equipment and plumbing are performed as required by the respective manufacturer and in accordance with warranty specifications.
13. Ensure swimming pool and spa maintenance duties are performed according to manufacturer specifications and local Health Department regulations.
14. Purchase tools, supplies, parts and replacement items as directed by the General Manager.
15. Assist the Front Desk in resolving guest complaints quickly, efficiently, and courteously.
16. Maintain key control files and logs. Follow proper key control procedures.
17. Oversee any and all work contracted with outside suppliers such as air conditioning repair or elevator maintenance. Ensure that such outside suppliers provide evidence of liability and workers compensation insurance before commencing work.
18. Maintain a work order assignment board and track completed and pending orders. Follow up on all incomplete work orders to inform the requesting guest or department of the status of their work order. Maintain preventive maintenance software, where applicable.
19. Continuously update status of all guest rooms to the Front Desk. Verify final report with Front Desk.
20. Coordinate with other departments to fulfill guest special requests.
21. Educate department personnel on emergency procedures and safety practices with the emphasis on proper lifting techniques, and handling of electrical tools.
22. Participate in the weekly management meeting.
23. Courteously accommodate special requests of guests and be prepared to answer guest questions regarding the hotel and local area facilities and services.
24. Drive defensively and safely when using the hotel vehicle. Wear your seat belt at all times. Use the van only for company business.
25. Promote good employee communication through department meetings, employee feedback, oral and written communication, and proper training.
26. Carry out any reasonable request by Management.
27. Take the lead in complying with the Maintenance operations during the Marriott Brand Standard Audit.
