Our Company:
Russell Square (RS) is a multi-state developer and licensed general contractor with employees currently based in five states in the western half of the United States. We specialize in multifamily development and are responsible for the entitlement, permitting, and construction pipeline of 1200+ apartments to begin construction over the coming 3-12 months in various states. With more units being added constantly.
RS is a vertically integrated developer/GC. Responsibilities include the coordination and management of all aspects of the development process including close work with architects, engineers, consultants, city officials, subcontractors, and private equity partners. Once all necessary entitlements and permits have been issued, RS’ general contractor division is responsible for the successful construction of the development project.
Summary of Position:
Provides leadership to all construction personnel including Project Managers, on-site field associates and subcontractors. The Director of Construction is responsible for the successful construction of all RS project. Typical responsibilities include the oversight of the budget, scheduling, communication with Authority Having Jurisdiction (AHJ) officials, quality assurance, and safety on the job site as well as ensuring the project is constructed in accordance with the Project Manual (plans, specifications, and relevant building codes).
Principal Duties and Responsibilities:
Work with Development Department, during the pre-development stage, to design the site plan in accordance with all local building codes and allowable densities
Review, with Director of Development, all physical due diligence documents generated by consultants, including, but not limited to, ALTA, geotechnical, environmental, wetlands, traffic studies, etc.
Upon review of physical due diligence documents, provide recommendations and guidance for forward progress based on conclusions in all reports to project stakeholders
Liaison between private equity partner and construction team to carry out and execute the vision for each individual project and ensure project is delivered on-time and on-budget.
Provides oversight for value engineering for all pre-development projects
Complete and finalize construction documents, schedules, and budgets
Assists support staff with providing qualified trades for the bidding process
Coordinates plans, specs, and bids to finalize subcontractor scopes
Responsible for all aspects of multiple projects from start to finish
Leads project meetings during construction and pre-design value engineering meetings
Reviews and responsible for accuracy of entire subcontractors’ and suppliers’ pay requests; oversee the approval process
Oversees the preparation of weekly & monthly reports on project progress
Analyzes job costs and manages the project to the closing budget
Provides oversight with regards to documenting and compiling subcontracts and purchase orders
Performs performance evaluations semiannually for construction associates
Ensures associates and subcontractors are following company safety standards
Oversee and help execute successful completion (achievement of Certificate of Occupancy and/or Temporary Certificate of Occupancy) and close-out each project
Assists Safety Director by providing necessary reports and representing the Company on State or local JHA safety inspections.
Effectively provide guidance and support with the goal to create a highly motivated and effective construction team at the jobsite
Oversees construction or repair work associated with the asset management portfolio as necessary, including visiting sites, assessing facilities and working on specific projects that arise related to client owned buildings
Constantly monitor Dropbox to ensure all applicable documentation is being uploaded by support staff
Education and Experience Requirements:
Minimum of 10 years supervisory experience is required
Minimum of 15 years of experience in construction with at least 5 years in multifamily construction is required
Extensive ground-up multifamily construction experience is required with an emphasis on Type V construction.
High School Diploma or General Equivalency Diploma is required
Bachelor’s degree in construction management, Engineering or related field is preferred
Knowledge of Construction management theory and practice
Must have thorough knowledge of multifamily trades, ability to analyze construction documents, and ability to read blueprints
Knowledge of Construction building codes and building methods
Knowledge of PC and of Construction and business software, including ProCore, MS Project (or similar industry standard scheduling software),and BluBeam
Must have excellent written and verbal communication skills
Must have the ability to operate an automobile. Must have a valid state approved driver’s license.
·Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and follow-up, and carry multiple projects through to completion
Proficient with construction related tools such as tape measure, construction level, calculator, etc.
Some of our projects or locations might require specialized job knowledge or experience – ability to research and comprehend nuanced building codes for specific locales (example: CEQA in California)
Must be able to travel for projects (and potential projects) located in Denver, Seattle, Portland, NorCal, SoCal, and Salt Lake City and any other added city the private equity partner identifies as a potential development location
Physical Requirements:
This is a position which requires the Director of Construction to frequently walk, stand, and climb stairs in/around construction sites, apartment homes, and properties. Must maintain professional appearance and be able to work in a construction environment in all weather conditions (rain, snow, heat, hail, wind, sleet), around hazardous chemicals, dust, dirt, and other particulates. Must also have the ability to operate an automobile, read large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move and carry up to 60 lbs. independently. Finger dexterity is necessary.
