Director of Plant Operations

Schedule: Monday - Friday; 8AM - 4:30PM

The Department Director responsible for the oversight of all maintenance and environmental services functions within the community, including ensuring the ongoing use of equipment to ensure its full service life can be achieved, maintaining records of upkeep on equipment, recommending the appropriate replacement of equipment, either proactively for essential equipment, or upon failure for non-critical equipment as well as the timely delivery of day to day repairs services to residents and other departments. Director will make recommendations and report to the Management Team (Department leadership) as appropriate on repairs and maintenance issues that could have an adverse impact upon the community.

Director will lead major expansion and renovation projects as assigned to help the community move forward with market-driven initiatives, including working strategically with outside construction companies, architects, government officials, vendors, home office as well as The Chesapeake management. Director is also responsible for ensuring compliance with all community, state, and federal regulations. Following and creating community and departmental guidelines, policies and procedures as outlined in the team member handbook.

ESSENTIAL JOB FUNCTIONS:

  • Overseeing, directing and developing the staff within the community Maintenance, Housekeeping, and Laundry Department including development and training.
  • Developing and managing the departmental expense budgets.
  • Advising and assisting the Executive Director with the development of the annual Capital Expenditure Budget; Developing forecasts as well as latent liability. assessments; Tracks and maintains all Capital Expense transactions.
  • Ensuring that all mechanical systems and equipment are maintained and operating correctly.
  • Monitoring the day-to-day repairs and preventative maintenance services for efficiency and effectiveness and reporting and implementing operational changes necessary to improve efficiency of services to users.
  • Managing the corporately approved Maintenance Management software (currently Worxhub and AOD Modules) to ensure effective use for managing day to day repairs services, preventative maintenance works and budgetary control and reporting.
  • Preparing and submitting Capital Asset Requests (CARs) in a timely manner to obtain funding for Capital Investment projects.
  • Working in collaboration with the Marketing Department and Corporate colleagues to develop, maintain and update renovation standards.
  • Overseeing apartment renovations, ensuring that CARs are submitted in a timely manner and ensuring that renovations are completed to standards and in timescales agreed with the Operations team.
  • Ensuring that the community is in compliance with all federal, state and local regulations.
  • Maintaining an organized and secured key tracking program.
  • Developing and maintaining an efficient supply ordering program that assures proper inventory of necessary supplies on hand.
  • Ensuring that all areas of the campus are maintained to appropriate standards, that trash and excess materials are properly removed and that all areas remain clean and tidy for the safe operation of the community.
  • Overseeing the efficient operations of all service contracts.
  • Serves on Partnership Counsil and participates in all management meetings.
  • Communicating with and responding to residents in a timely and appropriate manner.
  • Performing other duties as assigned.
  • responsible for Campus Life Safety and license compliance in assisted living and health care neighborhoods

QUALIFICATIONS:

  • BS in Community Management, Engineering, or equivalent.
  • A minimum of 10 years’ experience in maintenance/plant operation position.
  • 3-5 years of management/leadership experience.
  • 7 or more years of building/campus maintenance and operations experience in real estate, hospitality, or health care community
  • Licensed preferred in related trade; i.e, electrician, plumber, hvac, carpenter, plumber, etc.
  • Senior Living experience preferred.
