- The job of the Director of Buildings and Grounds is established for the purpose/s of providing building engineer and custodial services with specific responsibility for assigning, scheduling, managing, and guiding assigned workers; ensuring completion of building readiness projects in accordance with district standards; providing information and training on the proper use of chemicals and equipment; identifying repair and/or replacement needs; and providing 24/7 support to the building engineer and custodial staff as well as to building administrators as directed by the Senior Director of Buildings and Grounds. Working under limited supervision following standardized practices and/or methods to achieve desired outcomes while ensuring the safety of workers, students, staff, and community members; leading, guiding, and/or coordinating with the district events scheduler for accommodating outside groups; Utilization of resources from other work units may be required to perform the job functions. - Coordinates building cleaning and general upkeep projects with building engineers to facilitate efficient timely completion of building-level tasks.
- Coordinates with the Senior Director of Buildings and Grounds to ensure all buildings undergoing construction projects are ready for use in a timely manner.
- Regularly tour and inspect custodial and building engineer work and asses crew members for the purpose of ensuring site and personal safety, maintaining cleaning and facility operational standards, department procedures, and organizing and scheduling needed all maintenance that can be performed by building engineers
- Supports personnel as assigned for the purpose of maximizing the efficiency of the workforce and meeting varying shift requirements throughout the district including coverage for extra-curricular and outside programs and events.
- Directs the Substitute Custodial program and assigns subs when and where needed.
- Supervises and plans the summer cleaning programs and projects for the purpose of ensuring organizational objectives are achieved in the most efficient and timely manner.
- Responds to emergency situations during and after hours for the purpose of resolving immediate safety concerns.
- Promotes personal safety, safety procedures, and a safe working environment for all employees for the purpose of ensuring the efficient and effective operation of the District facilities.
- Supervises, trains, and assists with evaluating assigned personnel for the purpose of ensuring that district and community standards are achieved and facility and operational performance levels are optimized.
- Manages procedures necessary in receiving, routing, and recording of materials and supplies delivered to the building(s)
- Maintains a variety of manual and electronic files and records (e.g. history of utilization, schedules, calendars, requisitions, etc.) for the purpose of documenting activities and providing reliable resource information.
- Facilitates and participates in meetings, workshops, and seminars for the purpose of conveying and gathering information regarding a wide variety of subjects required to carry out administrative responsibilities that emphasize building upkeep practices that respect sustainability, energy conservation, and reduction of our carbon footprint.
- Oversee and coordinate professional development for building engineers and the custodial staff.
- Collaborates with district staff, parents, community members, and organizations for the purpose of problem-solving and information sharing related to district facilities and coordinating with the district, including principals and district program directors to help accommodate approved activities in our school buildings.
- Maintains the inventory records for supplies, tools, and equipment related to the building engineer and custodial needs.
- Coordinates the purchase and allocation of suitable supplies, tools, and equipment for the purpose of ensuring the availability of resources in order to ensure safe operating conditions.
- Coordinate the custodial supplies bidding process, including complying with green requirements and maintenance supplies and equipment that also conform to district and community sustainability guidelines.

- Performs other related duties, as assigned, for the purpose of ensuring the efficient and effective functioning of District facilities.
- Follows all applicable safety rules, procedures and regulations governing the proper use of tools and equipment used in the performance of building engineer and custodial duties.
- Wears appropriate Personal Protective Equipment (PPE) safety gear when needed and requires those who are under district direction to do the same.
- Must comply with the school district's chemical hygiene program follow SDS sheets and provide effective training to all district employees assigned to work with such chemicals, cleaners, paints, etc.
- Substantial travel between schools, the District office, warehouse, and suppliers is required using a D97 vehicle.
- Valid driver’s license, safe driving record, and ability to qualify under the district’s insurance carrier when driving a district vehicle.
- Uses hand tools of trade and related equipment, including brooms, mops, floor cleaning and waxing machines, vacuum cleaners, snow blowers, shovels, power mowers, and hand tools in a safe and efficient manner.
- KNOWLEDGE is required to perform basic math, including calculations using fractions, percents, and/or ratios; read technical information, compose a variety of documents, and/or facilitate group discussions; and solve practical problems. Specific Knowledge based competencies required to satisfactorily perform the functions of the job include: materials handling procedures; inventory techniques; safety practices and procedures; working knowledge of overall custodial operation; building HVAC systems; electrical equipment, lighting systems, painting, carpentry; proven aptitude of successful completion of tasks.
- SKILLS are required to perform multiple, technical tasks with a need to occasionally upgrade skills in order to meet changing job conditions. Specific skill-based competencies required to satisfactorily perform the functions of the job include: adhering to safety practices; operating equipment used in school custodial/maintenance operations; operating standard office equipment; preparing and maintaining accurate records; and effective oral and written communication skills.

- Must be able to lift 15 to 50 pounds and push and pull 15 to 50 lbs.
- Job-related experience with increasing levels of responsibility is desired.
- Any combination of education and experience providing the required skill and knowledge for successful performance would be qualifying.
- High School Diploma or equivalent.
- Previous experience in building maintenance and cleaning regimens is desirable.
- Must be willing to adjust work hours to coordinate outcomes from multiple shifts.
