Building and Land Technology "BLT" is seeking a Superintendent to join our Commercial Construction team in Stamford, Connecticut. This position will be working directly with our Managing Director of Construction.
The Superintendent directs all construction activity on the site in accordance with established budgets, schedules, plans, specifications, procedures and company standards. Additionally, the Project Superintendent works with the Senior Project Manager to achieve project success and oversees the activities of the subcontractors.
BLT is the largest commercial landlord in Stamford and Norwalk, CT and has invested in, developed, owned, and managed more than 25 million square feet of commercial, hotel and residential properties across twenty-six states. Our tenant roster includes some of the most sophisticated tenants in the world.
Duties And Responsibilities of the Project Superintendent:
Project Execution and Supervision
- Responsible for the execution of construction activities in full compliance with the contract documents
- Supervises daily activities of the subcontractors to assure that schedule, cost management, workmanship and safe conditions are maintained
- Organizes and schedules subcontractors to execute project requirements
- Reviews project costs, schedules, plans, and specifications daily and assures appropriate progress toward schedule completion
- With the Senior Project Manager, conducts routine subcontractor project and safety meetings
- Maintains all recordkeeping requirements including update of as-built drawings, daily material reports, and others
- Prepares Daily Log Reports
- Continually reviews construction methods, crew size and schedule for schedule improvement opportunities
- Advises Senior Project Manager of potential back charges to subcontractors
Materials and Equipment
- Works with the Project Manager to ensure timely receipt of all needed materials and equipment to avoid work delays
- Ensures that all material testing requirements (such as steel and concrete tests) are fulfilled and records properly maintained
- Coordinates building inspections
- Assures areas are provided for storage of equipment and materials and that items delivered to the jobsite are documented for the job and properly stored/ protected to prevent theft or damage
- Reviews and approves packing slips, invoices, or charges before sending them to the Project Manager for action
- Maintains trailers and project site in a clean, safe and orderly condition
Safety
- Responsible for assuring that safety and accident control measures are adhered to by holding regular safety meetings, maintaining current MSDS files, and implementing effective safety programs
- Investigates and reports all accidents
- Strictly enforces all safety regulations and laws
Project Close-out
- Conducts final inspection and develops the preliminary punchlist
- Works with Owner, Architect, Engineer, Project Manager, subs, etc., to properly prepare for project close-out
- Completes punchlist items in a timely fashion
- Grades subcontractor performance on an ongoing basis to assure the establishment of an up-to-date list of competent, cooperative, and competitive subs
Qualifications of the Project Superintendent:
- Must have strong working knowledge of construction in order to be technically competent in construction methods and techniques
- Requires strong people management skills including a good personality with strong leadership capability
- Computer literacy is required
- Must have capacity to coordinate large amounts of detail
- 5-10 years construction experience is required
