Formed in 2007, Advantix Development Corporation serves as the not-for-profit development instrument of the Evansville Housing Authority. Its mission is to own, operate, acquire and develop housing for low to moderate income families. Since 2007, Advantix has served as developer, and general contractor for both 4% and 9% Low Income Housing Tax Credit development projects. Advantix works with local jurisdictions to develop several types of affordable housing in Indiana and surrounding areas. Currently, Advantix operates approximately 1000 units of affordable housing in Indiana. Providing quality affordable housing opportunities, improving the communities in which we work, and building strong local partnerships are the primary focuses of the Advantix Development Corporation.
We are currently seeking an experienced Construction Superintendent in the Evansville, IN area.

SUMMARY

The primary purpose of this position is to ensures the on-site coordination of the EHA RAD IV, LP Multi-Family construction, including coordinating subcontractors, material, and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule and within budget. Superintendent shall be responsible for scheduling, inspections, quality control, and job site safety.

All activities must support Advantix’s strategic goals and objectives and produce results that accomplish the goals of the overall organization.

ESSENTIAL JOB FUNCTIONS

Primary areas of responsibility and tasks that may typically be expected include but are not limited to:

  • Schedules subcontractors, consultants, and vendors in a critical path to ensure timely completion.
  • Performs quality control duties and responsibilities regarding the work being performed.
  • Ensures that subcontractors are fully executing and complying with their contracted scope of work.
  • Identifies subcontractor non-compliance with safety, health, and environmental quality standards.
  • Identifies conflicts in construction progress and communicates them to project team for resolution.
  • Maintains daily log (written) of activities on the jobsite.
  • Ensures subcontractor has corrected all deficiencies identified by project team.
  • Walks all units on project daily to monitor activities and assist in future planning.
  • Ensures that the job site is always kept in a clean and organized manner.
  • Performs job progress and completion punch list identification and completion.
  • Assists in obtaining permits or approval of revisions.
  • Gathers project material submittals and maintains records of approvals at the job-site.
  • Identifies areas of work that are outside of subcontracted scope.
  • Opens the jobsite at beginning of the day and secures the jobsite at the end of the day.
  • Performs other related duties as assigned.

EDUCATION, EXPERIENCE AND/OR CERTIFICATION

  • High School Diploma or G.E.D. required as well as three (3) years of professional journey level construction experience with all elements of housing construction is required. An equivalent combination of education and experience may be considered.
  • Possession of valid Indiana Driver’s License.

QUALIFICATIONS

JOB COMPETENCIES:

  • General knowledge of the plumbing, electrical, painting, carpentry, and property maintenance trades.
  • Knowledge of methods and skills in the use of carpentry equipment, materials, and tools, and common hazards and necessary safety precautions required.
  • Skilled at reading and interpreting instructions, diagrams, sketches, and blueprints.
  • Proven ability to present and provide instruction in areas related to remodeling and new construction.
  • Excellent verbal, written and computer skills to include Microsoft Office, Internet, and email.
  • OSHA or MIOSHA certified with first aid and CPR training desired.
  • Ability to perform all required tasks associated with manual labor to include heavy lifting, stooping, bending, and climbing ladders.
  • Knowledge of equipment and appliance usage and minor repair.
  • Knowledge of safety, fire prevention and first aid techniques.
  • Knowledge of building maintenance practices and principles.
  • Exceptional skills in measurement and mathematical calculations.
  • Skilled in making sound judgment and decision making.
  • Excellent problem solving, analysis and resolution.
  • Excellent oral and written communication.
  • Demonstrate prompt regular work attendance.

COMPUTER AND ADMINISTRATIVE SKILLS

To perform this job successfully, an individual should have average abilities using computer software such as MS Word, and Outlook and should be capable of using internet resources for research and developing reports. Proficient in operating and troubleshooting personal and laptop computers. Ability to learn other computer software programs as required by assigned tasks.

PHYSICAL DEMANDS

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Frequently move about the interior and exterior of assigned property. Work in a variety of conditions and locations including on ladders, rooftops, confined areas, underground spaces, etc. Lift and carry items weighing more than 50 pounds.

Work involves the normal risks or discomforts associated with an office environment, and those associated with the on-site inspection of buildings/construction sites. The employee may be exposed to hazardous conditions and weather extremes.
