Job Description
Job Summary:
Oversee and administer the construction management and field operations for new commercial real estate development and redevelopment Construction Projects. Coordinate all pre-development work such as construction budgets, project design & permitting, bid solicitation, and management of third-party professions (architect, engineer, etc.). Projects to include remodels of commercial properties, build-to-suit commercial buildings and master infrastructure site development.
Duties and Responsibilities:
A) MAIN JOB DUTIES:
- Coordinate and manage governmental regulatory approvals
- Coordinate and manage design consultants, architects, civil engineers, planners, etc.
- Prepare and administer general construction contracts
- Prepare preliminary construction budgets for new projects
- Prepare bid packages and administer the bid process
- Perform construction field inspections and document construction progress
- Administer a wide range of construction contracts as the Owner’s representative
- Perform field inspections and resolve construction conflicts
- Review and approval of Changes Orders
- Monitor construction progress against established schedules and delivery commitments to ensure projects are developed on time and within budget
- Work with internal departments on the approval of draw requests in conjunction with the contractor’s progress payments
- Analyze and resolve complex construction situations
B) RESPONSIBILITIES AND OTHER DUTIES:
- Liaison between Owner and regulatory agencies
- Liaison between Owner and Contractors
- Oversee all aspects of construction contracts on company standard forms
- Review and prepare contractor invoices for payment
- Attend public hearings on behalf of the Owner for development projects
Job Requirements:
- Bachelor's degree with a concentration in Construction Management
- 4-5 years' experience in similar position or general construction company operations
- Needs to be familiar with AIA document
- Proficient in Microsoft Outlook, Excel, Word and Project
