Job Summary:
The Construction Project Manager's core responsibilities are to oversee and coordinate Construction Projects from inception to completion, ensuring they are executed on time, within budget, and according to specifications. This position will act as a bridge between stakeholders, contractors, and internal teams to ensure smooth project progress and successful delivery.
Job Responsibilities:
- Provide current industry costs to the Development Manager so that historical context may be applied to all projects when they are in the Pre-REC phase.
- Regularly meet with respective Development Manager to be informed of all upcoming projects so that each project can be planned for accordingly.
- Coordinate with the Development Manager to ensure long lead items are ordered so that material can be delivered and all projects can maintain their schedule.
- Work with the pre-construction personnel to review the entire estimate package.
- Assist pre-construction personnel in procuring long lead items to ensure that materials are delivered prior to scope being performed on the job.
- Coordinate with the Power Company for each project no later than six weeks prior to the commencement of construction.
- Be aware of permitted drawing status.
- Assist the Development Manager in producing the Preliminary Construction Budget for the Finance Team prior to land closing and termination of Due Diligence.
- Understand all delivery dates and ensure all steps are being taken to avoid delays.
- Develop and maintain a construction schedule with the Superintendent for each project, ensure project scopes that take a significant amount of time to close out with regulatory agencies are completed early in the construction process.
- Schedule pre-construction meetings with the required regulatory agencies and ensure that they are all attended by the necessary parties and that meeting minutes are taken and distributed to attendees.
- Be informed of all permits and the forecasted approval dates so that the construction team can start on time.
- Collaborate with engineers and architects to determine the specifications of the project.
- Manage the submittal, RFI, and Change Order process.
- Ensure that the project schedule is being followed.
- Identify potential issues far in advance and strategize to find solutions in order to minimize delays in construction or potential cost overrun.
- Process monthly pay applications.
- Responsible for alerting the Director of Development if projects are in jeopardy of missing turnover deadlines with as much advance notice as possible.
- Request closeout requirements from necessary entities/agencies at or prior to commencement of construction.
- Assist with the ATLA Survey so the sale will not be held up.
- Provide weekly progress reports to the Development Manager.
- Other duties may be assigned as necessary.
Required Education & Experience:
- High School Diploma.
- Bachelor's Degree in Construction Management preferred.
- 3+ years of experience in the construction industry with a strong understanding of construction methods, materials, and techniques.
- Previous experience in a project management role is preferred.
- Proficiency in project planning, scheduling, and resource management.
Required Skills & Abilities:
- Proficiency in project management software.
- Excellent leadership abilities to effectively manage and motivate project teams.
- Thorough understanding of construction codes, regulations, and industry standards.
- Strong analytical and problem solving skills.
- Solid understanding of construction budgets, cost management, and financial analysis.
- Exceptional time management abilities to prioritize tasks, meet deadlines, and manage multiple projects simultaneously.
Physical Requirements:
- Comfortable with in-state travel on a frequent basis.
- Prolonged sitting/standing at a desk.
