FUNCTIONAL SUMMARY: Under the direction of the Vice President, Commercial Lending Manager, the Construction Loan Administrator will administer Commercial Construction and land development loans. This position will monitor the progress of Construction Loans held in portfolio, working with third-party construction inspection firms to ensure these projects are completed on time and within approved budgets, and will provide tracking reports to lenders and manager on all projects.

RESPONSIBILITIES:

  1. Administer Construction Loan portfolio. Process loan advances and reductions, track insurance, quote payoff figures, and apply interest payments.
  2. Construction monitoring of both commercial and residential loans. Set up construction monitoring software and/or Excel spreadsheets with loan specific draw schedules for complex loans.
  3. Coordinate all site inspections for loan draw requests relating to the Construction Loans and title bringdowns.
  4. Establish draw schedules and budget tracking using construction monitoring software and/or Excel workbooks based on the requirements of the loan approval, loan documents, and construction contract (if applicable).
  5. Review draw requests to identify possible budget problems and escalate any problems to manager with recommendations for resolution.
  6. Review inspection reports and draw documents for accuracy, and for conformance with the budget, loan approval, and Loan Agreement.
  7. Approve draws jointly with lenders and manager.
  8. Updates ledgers, budgets, and the funding log.
  9. Work with the title company to obtain Partial Satisfaction Certificates for processing within 30 days of receipt of payment.
  10. Prepare quarterly Project Status Reports for review by, and signature of, the loan officer.
  11. Reviews AIA construction documents and identifies and elevates issues as needed.
  12. Assist in the administration of participation loans, both purchased and sold.


QUALIFICATIONS:

  1. High school diploma or equivalent required.
  2. Bachelor’s degree in business or related field or minimum of five (5) years of prior related working experience.
  3. Creative with a high level of intellectual curiosity.
  4. Strong attention to detail and accuracy.
  5. Proficient in MS Office, Outlook, Excel, and PowerPoint.
  6. Familiar with FICS Commercial Servicer (or similar) loan system preferred.
  7. Excellent organizational skills and the ability to handle multiple tasks with speed and accuracy. Ability to meet deadlines in a time-sensitive and fast-paced environment. Highly motivated and able to work independently without close supervision.
  8. Strong analytical skills, verbal and written business communication skills, member service skills, and robust interpersonal skills.
