Join our team as a Chief Engineer, responsible for overseeing the daily operations of assigned garages within our portfolio. We're seeking individuals with strong technical expertise in mechanical, electrical, plumbing, and fire life safety systems, coupled with exceptional administrative skills essential for maintaining and optimizing client properties. The key focus of this role revolves around delivering exceptional customer service through on-site presence and responsive on-call operational support. Key Responsibilities
- Conduct thorough visual inspections of all garage levels, stairwells, and mechanical equipment, including elevators, generators, fuel tanks, ejector pumps, and switchgear rooms.
- Coordinate, schedule, and supervise vendor activities for generator run tests, fire pump tests, and blowdown of drum drips on dry sprinkler systems.
- Ensure seamless operation of lighting and equipment during power outages by cycling automatic transfer switches.
- Test elevator phase 1 & 2 fireman override systems for all elevators.
- Schedule and meet with fire sprinkler contractor to perform NFPA code-compliant testing of fire sprinkler tampers and flow alarms.
- Oversee inspection and operation of intake and exhaust fan equipment.
- Schedule and meet with generator vendor for quarterly inspections.
- Coordinate with vendors for cleaning of grease traps/interceptors and stormwater pits.
- Schedule and meet with elevator inspector as needed to ensure compliance with codes.
- Arrange and supervise fire sprinkler testing, including pump flow tests, in coordination with fire marshal and contractors.
- Conduct fire prevention walkthroughs and inspections for generator fuel tanks with fire marshal.
- Coordinate with elevator inspector and contractor for required inspections.
- Schedule and supervise backflow preventer inspections.
- Ensure stormwater vault cleaning is scheduled and reports are provided to the county.
- Work closely with manager on budgeting to understand expenses and allocations.
- Respond promptly to after-hours calls for trouble alarms, fire alarms, and power outages.
- Assist in winterization of irrigation systems, outside hose bibs, and stairwell heaters.
- Attend to plaza level maintenance needs, including lighting, snow removal, and retail tenant assistance.
- Complete work assignments efficiently and with minimal supervision.
- Support property maintenance team by handling customer service requests and assisting with construction projects and event setups.
- Maintain positive tenant relations through prompt and courteous responses to requests.
- Document maintenance activities, including ordering supplies and tracking inventory.
- Assist in maintaining key control system and monitoring Energy Management System.
- Enforce company towing policies as necessary.
- Perform other duties as assigned.
Skills, Knowledge and Expertise
- High School Diploma or GED Equivalent required.
- Minimum 12 years of experience in the building maintenance industry with commercial office buildings required.
- Universal CFC license is a plus
- Strong knowledge of mechanical, plumbing electrical systems and hands on abilities
- Flexibility of work hours as work needs change and ability to work weekends.
- Maintain a professional appearance and attitude.
- Must be customer-focused and results-oriented.
- Must want to continuously learn and develop.
- Exceptional oral and written communication, active listening, and organizational skills
- Ability to establish strong working relationships with others in a team setting.
- Ability to multitask and prioritize tasks with a strong attention to detail in a fast-paced environment.
- Self-directed and able to work independently, with minimal supervision.
