JOB TITLE:
Building Maintenance Technician
Hourly, FLSA Non-Exempt - TPOAM Bargaining Unit Position - Grade 14
DEPARTMENT/DIVISION:
Department of Public Works
JOB SUMMARY:
The City of Oak Park is recruiting for multiple skilled Building Maintenance Technician candidates! The ideal candidate is a self-motivated individual who can prioritize his/her workload each day.
This position of Building Maintenance Technician is responsible for maintaining a safe and secure environment throughout all City facilities and buildings; makes repairs, inside and outside as required; makes minor repairs to furnaces, air conditioning units, plumbing systems, and electrical motors; and carries out a preventative maintenance program. Additionally, the Building Maintenance assesses repair needs and estimates time needed for repair; monitors the functions of service contractors and building repair and maintenance contractors; inventories and orders maintenance supplies; performs related duties as assigned.
ESSENTIAL FUNCTIONS & RESPONSIBILITIES:
  • Regulates and maintains heating and air conditioning equipment.
  • Take delivery of supplies and maintain inventory.
  • Replaces or repairs defective electrical switches and other electrical fixtures, and light bulbs in City buildings.
  • Repair/replace plumbing fixtures such as toilets, sinks, faucets, pipes, sewers, associated with City buildings; clear obstructions from lines.
  • Repairs and/or replaces doors and door hardware, such as closures, hinges and locking mechanisms.
  • Inspect machinery and mechanical equipment for defects; dismantles machines or equipment to gain access to defective parts and repair them.
  • Paints structures and repairs woodwork with carpenter's tools.
  • Installs, maintains, and repairs a variety of floor and roof coverings such as carpeting, tile, linoleum and wood.
  • Maintain keyless access control systems including: keyless building entry, motion keypads and electronic locks.
  • Inventories and orders maintenance supplies and equipment.
  • Maintains disaster preparedness by identifying potential problems, developing response plans, managing crises.
  • Completes reports/work orders of repairs (work needed).
  • Inspect buildings and facilities to identify maintenance needs and safety issues.
  • Operates, maintains, and repairs a variety of various tools and equipment such as power saws, power sanders, drills, air compressors, paint sprayers, sewer augers and various hand tools.
  • Work on-call duty, after normal working hours.
  • Works independently and is self-motivated in his/her workload.
  • Perform other duties and special projects, as assigned.

KNOWLEDGE, SKILLS, & ABILITIES
  • Ability to lift and carry a minimum of 50-pound loads
  • Ability to work outdoors in extreme temperatures
  • Ability to tolerate exposure to dust, dirt, grease, fuel, chemicals, and lubricants
  • Ability to stoop, bend, sit, stand walk, crouch, squat, stoop, reach, crawl, twist, climb.
  • Ability to understand and follow both written and oral instructions
  • Ability to operate hand tools and various pieces of automotive and power-driven equipment
  • Ability to develop and maintain cooperative working relationships with fellow employees, City officials and general public

QUALIFICATIONS:
REQUIRED:
  • Valid driver's license
  • High School Diploma or General Educational Development (GED) test
  • Minimum of three (3) years of experience in building trades, repair, and/or replacement maintenance
  • Prior experience in HVAC, roof-top unit (RTU) repair and maintenance, carpentry, plumbing, electrical, and painting

PREFERRED:
  • Prior experience in a municipality
  • Valid CDL with Part B (Air Brakes & Tanker Endorsement)

SPECIAL WORKING CONDITIONS:
The Building Maintenance Technician must be available for all dates of assignment and must be able to work overtime when called in to work.
SALARY RANGE:
This is a full-time, TPOAM Bargaining Unit position with an hourly rate of $25.3533- $30.9886, with benefits as outlined in the current TPOAM Collective Bargaining Agreement.
WORKING CONDITIONS/PHYSICAL DEMANDS:
While performing the duties of this job, the employee is regularly required to talk and hear. The employee frequently is required to use hands to finger, handle, or feel and reach with hands and arms. The employee must frequently lift and/or move items of up to 40 pounds following appropriate safety procedures. The employee performs regular functions while walking, standing and reaching for extended periods of time; work duties demand a full range of mobility in upper and lower body. The employee must also perform work in various positions, including but not limited to stooping, standing, bending, sitting, kneeling and squatting for extended periods of time, climbing stairs, navigating the property/building quickly and easily as required.
This position is required to climb ladders and work at heights above ground level frequently, repeat various motions with the wrists, hands and fingers, have the ability to work in different environmental working conditions (e.g. heat, cold, wind, rain, humidity). Additionally, the employee must be able to lift, pull and push materials and equipment up to 50 pounds occasionally to complete assigned job tasks. While performing the duties of this job, the employee regularly works in the field in dust, smoke, and outdoors in inclement weather. The employee will be required to work overtime for this position and the noise level in the work environment is usually loud.
