Job Description Summary
As an Assistant Warranty Manager (Build to Rent) working for Taylor Morrison you will be responsible for assisting in managing the Build to Rent warranty program including developing and maintaining a strong professional relationship with various each assigned local divisions, trade contractors, property management and staff members. This includes developing and maintaining outstanding customer service after unit handoff to the Property Management Company.

What You'll Do
We trust that as a BTR Assistant Warranty Manager you will:
• Oversee and assist the Property managers to ensure prompt and accurate response to warranty requests and monitor maintenance service request.
• Support the training and implementation of the Build to Rent warranty playbook including systems and procedures.
• Evaluate all Build to Rent warranty requests from local community property management teams and determine if the request is a warranty item or a operational maintenance item
• Coordinate trade partners with local property management teams to schedule times to prompt and efficient service for tenants.
• Follow up with contractors and/ or property management to ensure work is clean, complete, and timely
• Negotiate, pay, and verify pricing with trade partners contracted costs
• Monthly review and tracking of QC metrics, warranty spend and CSR performance data
• Research areas of concern to effectively determine action/solutions
• Manage a high volume of warranty calls in a timely manner
• Regular detailed reporting of warranty data to the Corporate Team
• Complete documentation for all aspects of the communities managed and compiling data for projects when they close
• Work with suppliers and distributors for warranty registrations and product tracking
• You are willing to perform other duties as assigned

You might be just who we're looking for if you have...
• College degree, military service, or work-related experience in customer service field preferred
• Experience with excel, and shared drives
• Prior homebuilding or multi-family experience is preferred
• Strong knowledge of Buildpro warranty system a plus
• Exceptional communication skills and follow up
• Must bring exceptional organization, scheduling, follow up, and planning skills
• Must have a minimum 3-5 years in an industry related field
FLSA Status: Exempt
Will have responsibilities such as:
• Office or non-manual work, which is directly related to management or general business operations.
• Act as a primary component of which involves the exercise of independent judgment and discretion about matters of significance.

Physical Demands:
• Must be able to able to remain in a stationary position up to 50% of the time
• The ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds
*Taylor Morrison experience and/or successful completion of training program may override required education and/or experience requirement.
