Duties & Responsibilities
Departmental Management & Supervision
- Develops and implements systems and work standards that allow consistency in maintenance and janitorial policies and procedures within Heartland Human Care Services.
- Works with the Purchasing Manager to identify preferred vendors for ongoing and one-time contracts.
- Develops and maintains the organization electronic work order system.
- Ensures that the organization properties meet building codes at all times and pass city, state and federal inspections.
Talent Management
- Temporarily reassigns maintenance and janitorial personnel between buildings as may be required by either the ongoing or emergency operation of buildings.
- Ensures that maintenance staff have the training and the tools to provide quality maintenance service to all Heartland properties.
- Develops and monitors preventative maintenance programs for all properties.
- Maintains staff by recruiting, selecting, and training employees in cooperation with Program Directors and site administrators.
- Recommends assignments, monitors and evaluates performance of maintenance staff.
Metric Management
- Controls expenses by gathering and submitting budget information; scheduling expenditures; monitoring variances and implementing corrective actions.
- Monitors utilities and ensures cost effective utilization of resources.
- Maintains professional and technical knowledge by attending workshops and training, reviewing professional publications.
- Demonstrates behavior consistent with the mission and values of Heartland Alliance.
- Assists in some maintenance activities.
Supervisory Responsibilities:
- Building Manager
Qualifications:
- High school diploma, bachelor's degree preferred, and ten (10) years of progressively responsible experience in building maintenance. Should have knowledge of all aspects of building maintenance and repair.
- Should be familiar with and be able to supervise the safe operation of all power equipment used in the maintenance function.
- Ability to handle emergency maintenance situations.
- Operation of computers and software necessary to effectively do job.
- Interpersonal skills including tact, diplomacy, and flexibility in order to work with a variety of individuals; Strong verbal and written communication skills; Intermediate math and analytic skills; Strong organizational skills; Intermediate computer skills; Work in a team environment; Ability to act in a professional manner.
Certifications/Licenses:
- Certifications that allow operation of boilers, and other HVAC equipment as required by the City of Chicago and Stationary Engineers license highly desirable.
- Must have transportation, driver's license and insurance in order to travel between building locations.
Knowledge/Skills/Abilities (K/S/A):
- Ability to speak and fluency in a second language including but not limited to the following multi-language abilities:
- Ability to read and interpret documents such operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence.
- Ability to speak effectively before groups of customers or employees of organization.
- Access to regular, dependable and timely transportation
- Ability and comfortability working with people of varying socioeconomic backgrounds.
- Excellent communication skills. Strong networker, convener, relationship builder and communicator with experience collaborating with diverse work teams and stakeholders.
- Demonstrated ability to handle confidential and sensitive information possessing skills to handle situations in a professional and diplomatic manner.
- A high degree of collaboration and emotional intelligence, self-motivation, and analytical ability.
- Proficiency in Microsoft Office, Internet Explorer, Outlook/Exchange; Windows operating systems; and other software routinely used by Heartland Alliance.
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
- Ability to work independently and remain self-motivated with minimal direct supervision.
- Strategic thought partnership and consultancy skills.
Work Arrangement:
This role is an "on-site" role with an office location at 4822 N. Broadway. Travel to and from the various SAFETy sites is required for this role.
