JOB TITLE:Assistant Project Manager

REPORTS TO: Project Managers, Director of Construction, Principals

SUPERVISION RESPONSIBILITY: Subcontractors, consultants, vendors, laborers and admin staff, as applicable.

FLSA STATUS: Exempt

GENERAL SUMMARY: Murfey Company, Inc. is seeking an Assistant Project Manager / Estimator to join our team. The Assistant Project Manager / Estimator will be analyze proposals, blueprints, specifications, and related documents to estimate labor, material, and time requirements for projects. They will also be responsible for directing, organizing and controlling project activities, under the direction of the Project Manager including, assisting in project management, project coordination, plan reading, and takeoffs.

NATURE OF WORK:

· Preparation of critical and/or confidential information.

· Filling out subcontracts for owner approval and execution.

· Meeting Agendas and documents.

· RFI’s, Submittals, including tracking logs.

· Negotiating with subcontractors and vendors regarding project scopes, amounts and contracts.

· Take-offs, estimating, competitive bidding.

· Budget tracking with schedules of Values on AIA G702-703 forms.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Project Management

· Create job folders.

· Save plans/order prints.

· Create bid binders.

· Request bids.

· Revise in house bids.

· Catalogue sub response/bid.

· Set up job walks.

· Attend client meetings and assist with determination of project requirements.

· Take meeting minutes.

· Issue subcontracts/owner change orders/sub change orders.

· Track and manage completed change notices and change orders.

· Enter and manage budget in software.

· Catalogue RFI’s and responses.

· Develop a submittal tracking log per the project requirements.

· Review submittals for conformance with the contract documents and track approval to meet the schedule.

· Develop a procurement log and track release of materials to meet the project’s schedule.

· Effectively and accurately communicate relevant project information to the client and project team.

· Ensure clients’ needs are met in a timely and cost-effective manner.

· Prepare substantial completion certificates and ensure all required project close out documents are obtained.

· Keep the Project Manager and others informed about project status and issues that may impact client relations.

· Maintain in-depth knowledge plans.

· Exercise problem solving/conflict resolution.

· Perform quantity takeoffs.

· Create project proposals/estimates.

· Review invoices for billing accuracy and approve in paperless software.

· Keep and coordinate the manpower schedule.

Estimating

· Analyze documentation in order to gain a deep understanding of the project requirements.

· Completing take-offs to gather information for bids.

· Understand and navigate building codes.

· Prepare a detailed estimate, assuring all components are accounted for and qualifying subcontractor scopes for completeness.

· Monitor the costs at the different stages of a project to ensure it stays within the estimated costs.

· Think critically to provide solutions for project-related contingencies.

· Select, measure and track important metrics.

· Visit sites necessary to complete estimates.

· Perform complex analysis of collected data and metrics.

· Prepare relevant and reliable forecasts.

· Conduct complex risk analysis activities.

· Create and present reports to upper management.

· Analyze and evaluate offers.

· Build and maintain long-term relationships with the key vendors.

JOB QUALIFICATIONS:

· BA in engineering, construction science or similar relevant field.

· 5+ years’ experience working in the construction industry as an estimator.

· In-depth knowledge of project management.

· Hands-on experience with complex data research activities.

· Good understanding of data analysis methods.

· Familiarity with computer programs such as Procore and Sage100.

· Good time-management skills.

· Ability to multi-task.

· Strong interpersonal and communication skills.

· Critical-thinker and problem-solver

WORKING CONDITIONS:

· Frequent interaction with people, including owners, staff, agencies and consultants.

· Requires extensive workdays when scheduling dictates.

· Requires walking and visiting construction sites.
