Position Summary
The Assistant Manager of Engineered Systems is responsible for the planning, scheduling and oversight of the overnight preventative maintenance team. The Assistant Manager leads evening Planned Maintenance (PM) activities and collaborates with Zone Management team to ensure required resources are identified, planned, estimated, organized and scheduled to successfully execute the PM plan. They assist the Manager of Engineered Systems with managerial oversight of elevators, backflows, generators and other related systems. In addition, they are responsible for updating job plans, PMs, assets, etc. and tracking asset locations in department programs (Maximo/GIS). They will be responsible for evaluation, coordination and supporting ad-hoc emergencies that occur during their shift.
Job Description
Primary Duties & Responsibilities
  • Plans, organizes, and schedules for preventive, and predictive maintenance work, project support and normal operations tasks to meet priority demands, and long and short-term projects. This includes the management of the night and preventative maintenance mechanics.
  • Reviews and prioritizes preventative maintenance requests, works with zone management to determine activities required for completion of work and cooperates with the zone to establish agreed upon a completion dates and frequencies.
  • Schedules and organizes the preventative maintenance work for the night and maintenance mechanics.
  • Compiles monthly and annual schedules for facilities operations and maintenance work. Provides timely customer service balancing preventive maintenance work schedules with zone operations by analyzing zone feedback, available resources and the needs of end users.
  • Follows-up, problem-solves, trouble-shoots processes, communicates scheduling information and status of maintenance work issues with managers and mechanics.
  • Monitors, tracks, analyzes, and reports on open work orders and work order aging for assigned maintenance groups.
  • Leads and organizes asset collection and changes including additions, decommissioning, and equipment moves in the CMMS system.
  • Performs asset collection throughout the campus utilizing support from zone mechanics and using a GIS system to ensure all current and future equipment is identified and tracked.
  • Collaborates with zone mechanics and staff to verify equipment data accuracy.
  • Organizes and executes asset change requests from zone managers and project managers.
  • Identifies opportunities to improve processes, planning or performance through analysis of workflow, operational demands and expectations.
  • Reviews resource utilization and work order data to recommend strategies to better serve the campus needs.
  • Assists Manager of Engineered Systems with projects and regulatory tracking for elevators, backflows, generators and other related systems.
  • Consults and coordinates with vendors concerning material cost, part availability, status, tracking and follow-up and performs additional duties as assigned.

Working Conditions
This is a fully onsite position, Monday-Friday. The shift hours are 2-10 PM.
Preferred Qualifications
  • Bachelor's degree in construction management, maintenance or related field.
  • Three years of related experience.
  • Experience establishing, maintaining and optimizing a preventative maintenance program for building assets.
  • Five years or more of supervisory experience in a union environment.
  • Experience with Maximo.
  • Asset management experience with a Computerized Maintenance Management System (CMMS).
  • Excellent organizational and project management skills.
  • Effective communicator and adaptable to various situations and people.
  • Strong critical thinking skills.
  • Customer service oriented.

Required Qualifications
  • Associate degree.
  • Three years of related experience.
  • Or equivalent combination of related education and experience.

G13
Salary Range
$64,700.00 - $110,500.00 / Annually
The salary range reflects base salaries paid for positions in a given job grade across the University. Individual rates within the range will be determined by factors including one's qualifications and performance, equity with others in the department, market rates for positions within the same grade and department budget.
