Job Description
Responsible for completing day-to-day tasks related to the operation, maintenance and repair of the HVAC, Plumbing, Electrical and all Mechanical systems at a property. Ensures that apartment and common space mechanical systems are functioning correctly.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Responsible for the day-to-day operation, maintenance and repair of the HVAC systems.
- Ensures that heating and air-conditioning units are functioning effectively in apartments and common spaces.
- Completes assigned work according to established standards of exactness, and neatness and conformance to policies and procedures.
- Responds to building emergencies.
- Assists co-workers in performing duties, as needed.
- Responds to employee and resident requests in a courteous and timely manner.
- Keeps work area clean and tools and equipment in good working order.
- Performs duties according to Occupations Safety & Health Act (OSHA) standards and company safety policies at all times.
- Seeks opportunities to increase skills and expand knowledge base.
- Wears the required uniform and maintains a professional appearance at all times.
- Willing to work 2nd shift and on call on weekends.
- Performs other related duties and assignments as required.
- Some duties may not apply or may not be listed here, to remain in accordance with the current local 1 contract specifications for Head Janitor designation.
QUALIFICATIONS:
- Knowledge of HVAC and Boiler operations and standard construction and maintenance practices, procedures and techniques.
- Familiarity with common tools and proficiency in skilled maintenance and repair tasks.
- Ability to read and interpret documents in English such as work orders, safety rules, operating and maintenance instructions, and procedure manuals.
- Thorough and attentive to details.
- Strong Mechanical skills
EDUCATION and/or EXPERIENCE:
High School diploma or GED and six (6) months to one (1) year of Engineering experience, preferably in an apartment or condominium setting.
CERTIFICATES and LICENSES:
City of Chicago Stationary Engineer license or willingness to study for and take the test within 2 years.
LANGUAGE SKILLS:
Ability to read and comprehend instructions, equipment manuals, correspondence, and memos. Ability to write simple correspondence.
